-March is wrapping up and Q1 is officially in the books… and let me tell you—the Spring Market is NOT playing 🌸🏡

This past week alone, I had the honor of helping two families close on their homes (cue the happy tears and champagne 🥂). One is stepping into their very first home—hello, new beginnings! The other? Their last home… and let’s just say it involves a fixer-upper and some BIG HGTV-worthy plans. I cannot wait to watch that transformation unfold!

On the seller side, I listed a super cute Wake Forest ranch. It hit the market and was under contract in just days (because yes…these sellers followed my advice and did everything I asked of them. Preparation is key - especially with pets 🐶 ). And we’re just getting started—I've got a downtown Raleigh listing coming in the near future (stay tuned!) and another one near Wegmans in Wake Forest right behind it.

Moral of the story: the Spring Market is in full bloom, buyers are buying, sellers are selling, and I am here for ALL of it—negotiating, navigating, and maybe occasionally stress-snacking 🍪 along the way.

I’ve been a little quiet online so far in 2026… but behind the scenes? It’s been a time of steady hustle. 🏡✨

Showing homes. Showing Land.
Writing (and winning) contracts.
Helping buyers move one step closer to their dreams.

There have also been inspections, deeper dives into properties, and some strategic negotiating to keep homes under contract — and yes, my legal background has definitely come in handy. 🙌

We’re in a more balanced market than we’ve seen in the past several years — and dare I say, leaning toward a buyer’s market in some areas. Mortgage rates have improved slightly from last week, and the bond market (which heavily influences rates) is cooperating at the moment.

If you’re wondering why it’s been quiet over here… 👀

It usually means one of a few things:

1️⃣ I’m WAY too busy helping clients to stop and post.
2️⃣ I’ve got a camera roll full of cool real estate content that just hasn’t made it online yet.
3️⃣ I’m on vacation — which means palm trees, ocean views, fun drinks, and BIG smiles.

So if you haven’t seen option #3 lately (Spoiler: this hasn’t happened in way too long 😅), it’s safe to say both work and life have been non-stop.
