😵‍💫 Feeling mystified about why some homes fly off the market and others just... sit there?

The truth is that there are 5 key factors that separate these kinds of listings.

1. Preparation: This is key! The homes that are polished up and staged attract higher offers and book more showings time and time again.

2. Smart pricing: A strong pricing strategy sets homes apart by sparking competition without leaving money on the table.

3. Presentation: Buyers start their home shopping online, so great photos and video walkthroughs are critical to give them a tantalizing taste of what the home could offer them.

4. Marketing: Getting the home in front of the right buyers is so important. Just putting a listing on the MLS isn’t enough to get top dollar for a home.

5. Professionalism: Buyers want to work with sellers who treat them with respect and courtesy, which means responding to them quickly and working with them on negotiations.

🙅I don’t think anyone wants to spend more money than they have to, especially when they’re selling their home.

Trust me when I say I get it when homeowners try to sell their homes on their own!

“Saving the commission” sounds great on paper.

But that “savings” comes with some pretty serious trade-offs (that actually end up costing you more than the commission 😱).

When you go solo, you miss out on:

- An expert pricing strategy based on experience and data. This can be the hardest thing for sellers to get right. If you price too high, your listing will go stagnant, but if you price too low, your listing will leave money on the table! Not good options!

- Professional marketing to create demand and set you up for a bidding war. With professional photography, staging, ads, and networking, marketing gets your home in front of the *right* buyers.

- Negotiating expertise from someone whose job it is to work in your best financial interests. I hate to say it, but it is possible for unscrupulous agents to take advantage of inexperienced sellers representing themselves.

- Legal protection for contracts and forms. Real estate paperwork is complicated and a misread clause or missed form can cost you a lot in both money and headaches.

There’s so much more to selling your home than just putting a listing up on Zillow and hoping for the best.

This is your biggest investment, and your biggest asset, so you want to get the most you can out of it! Working with an agent is the only surefire way to do that. 💰

😰 It’s that age-old question that haunts so many buyers:

What’s actually reasonable for me to spend on a house?! 💸

It can be hard to nail down a number because you hear something different from different people: the budgeting guru on the internet, your lender, your dad.

Here’s what I recommend to my buyers:

1. Track and add up your spending for a month, including:
- Your housing payment
- Utilities and other bills (including cc or car debt)
- Food and groceries, including eating out
- Clothes, cosmetics and other one-time purchases
- Going out to events and saving for vacations
- Money going towards savings

Basically, your goal is to track your typical spending for a month so you can get a clear view of how much you *actually* spend. 🤑

2. Add up your net (after tax) monthly income–don’t include bonuses or any one-off extras here!

Now you can subtract your monthly spending (and savings) from your monthly net income. This will help you see how much extra “wiggle room” you have to spend on your new mortgage.

Then you can reverse engineer your monthly housing budget into your homebuying budget. This will leave you with a number that will let you sleep at night, while also enjoying your beautiful new home. 🥰 🏡

🫣 This is kind of gross, and yet most sellers never even think about it!

One of the biggest mistakes I see sellers make is ignoring the smell of their home.

It’s easy to go nose-blind to the smells you smell every day, like the odors of:

- last night’s dinner 🐟 🍲
- your furry friends 🐕🐈‍⬛
- sweaty kid’s sports equipment stashed in the closet ⚽

But buyers pick up on these smells immediately, and it can make your home memorable in exactly the wrong way. 🤢

Thankfully, with a little attention, this mistake is an easy one to fix! Before a showing, I recommend that my seller clients:

- do a deep clean, especially of commonly stinky spots (sink drains and dishwashers, I’m looking at you!!)
- open some windows to get the air circulating
- adding a subtle, soft scent back into the space with an air freshener, candle, or diffuser

A fresh, clean, inviting smell makes buyers feel welcome and helps them focus on your home rather than wondering what the smell is!

One of my (many) favorite things about real estate is that with a little bit of elbow grease and a little cash, you can easily increase your home’s value and just make it feel nicer and more polished. ⚒️

It doesn’t have to take a major budget or months of labor. A weekend is all you need for these easy yet impactful upgrades:

1. Replace your cabinet and drawer hardware with something fresh and modern in your kitchen. This is such an easy switch but makes SUCH a huge difference!

2. Repaint your home’s interior trim and doors in a nice, neutral color for a fresher look

3. Upgrade your light fixtures for an instant uplift 💡

🤯 This can come as a shock to first-time buyers!

When you look at a brand new home, you’d expect there to be no problems, right? I mean, it was just barely built.

But this isn’t how things typically go, and new homes often have issues that need to be remediated before you can move in. 😅

On some level, it makes sense: so many different contractors have worked on the home from different companies and with different perspectives. Things get overlooked in the rush of getting your home ready for you, and the builder won’t catch them all.

That’s why I always recommend my clients get a new home inspection before they sign the closing papers. 🧰

This inspection will cover your bases so any fixes can get taken care of on the builder’s dime before the home is officially yours.

This is also why it’s so important to have your own agent representing you when you buy new construction!

When we work together, I’ll make sure you get the best deal possible on your new build while also making sure it’s perfect when you move in. 🏡

Before a showing, make sure you open the blinds and turn on all your lights. 💡

No one wants to need a headlamp just to tour your home! Plus, when you brighten up the space with light, your home feels fresher and more welcoming.
