UST LISTED | Set the Standard

When Hawthorne’s Grant was first built, 102 Merrimack Way was the home chosen to show buyers what the community could be. Now it’s ready for its next owner.

This end unit has just one shared wall and extra windows, so natural light reaches every level. Outside is one of the largest fenced patios in the community, a private space you rarely get with townhome living.

The main level is made for everyday life and easy hosting. Hardwood floors, recessed lighting, and wainscoting give it a tailored finish. The current owners renovated the kitchen around Monogram appliances and an island with a breakfast bar, so you can cook and gather in the same room. A gas fireplace anchors the living space, and the deck takes it outside for morning coffee or a quiet evening.

Upstairs, three bedrooms and two full baths keep rest separate from the activity below. The lower level has its own gas fireplace and direct patio access, so it can be a family room, office, gym, or guest suite. A two-car garage and extra driveway parking make coming and going simple.

Arnold Elementary is a short walk away. The B&A Trail, waterfront dining on the Severn and Magothy, Route 50, and downtown Annapolis are all minutes from your door.

Room to spread out, the ease of a townhome, and one of town’s most convenient locations.

UNDER CONTRACT I They Got What They Wanted

So happy for my buyers, Robert and Laura, going under contract on this top floor condo right in the heart of Annapolis.

Their daughter, Becky, is a longtime friend and client who’s been a constant in my life. Thank you for entrusting me with your family.

Two weeks ago, rates crossed 7% and I wrote that seven is just a number. Last week they reached 7.28%.

Most of the market reads that as a reason to wait.
History reads it differently. In 29 of the last 55 years, rates were higher than they are today.

What has changed this fall is the competition. Fewer buyers are touring. Condos are sitting. The top of the market still has under three months of supply, with less demand behind it than a year ago.

Buying with a loan: slides 4 and 5. Over $2M, cash or financed: slide 6. Selling to move up: slide 7.

The math is mine, rounded, principal and interest only. Run it with your lender before acting on it.

JUST SOLD I In A Blink

To repeat: What do you mean houses are sitting? Not this one.

I’m thrilled for my sellers securing an all cash offer with zero contingencies on their truly beautiful historic row house in Lanier Heights. The family had purchased the home just last year, but decided to move closer to their kid’s school. A smart move.

In a market that’s been touch-and-go, I’m so glad to provide my sellers an experience that was quick and seamless. Wish us luck as we are now on the hunt for the perfect house in Upper NW.

Shout out to Tyler at TTR for bringing the buyers. Lovely working with you, as always.

JUST LISTED | Perched Above Alamo Square

Some homes overlook a park. This one practically owns it. I'm thrilled to spotlight a truly spectacular San Francisco listing from my colleague and friend Butch Haze of Compass, set directly on Alamo Square.

1125 Hayes Street is a grand Mediterranean with a bohemian soul. It offers approximately 4,785 square feet of interiors plus 842 square feet of view decks, on an extra-wide lot that is a true rarity in San Francisco.

The rooftop patio overlooks the park with sweeping views from the Golden Gate Bridge to Downtown. Out back, a south-facing private garden with a cedar hot tub sits roughly four stories above the city, with panoramic views toward Buena Vista Park and Parnassus Heights.

Inside, there is a living room more than 30 feet wide, richly carved woodwork, and restored period detail. A kitchen and family room are begging for family gatherings. The home honors its history without being stripped of its personality.

Four bedrooms, including a park-facing primary suite that spans the entire front of the home. A garage and private drive with parking for six (!!!) cars. And the kind of character that simply cannot be replicated.

If this is calling your name or you know someone looking for something truly great in SF, reach out and I'll personally introduce you to Butch and his amazing team.

JUST SOLD I In An Instant

What do you mean houses are sitting? Not this one.

In three short days, my sellers Stephanie and Ryan’s house went under contract. Not surprised given the buzz leading up the home’s launch, in addition to doing thoughtful updates and pricing the home strategically — the latter being *extremely* important in this market.

What makes this transaction extra special is that I sold the home to the then young couple in my first year of Real Estate. All these years later, I have the privilege of listing the house, in addition to helping the now beautiful family purchase their gorgeous new build row house. Thank you, Stephanie and Ryan, for your continued trust.

The hike came before fall.

Mortgage rates already knew.

The Fed raised its benchmark rate a quarter point today, to 3.75% to 4%. It was the first increase since July 2023, and the vote was unanimous.

Mortgage rates follow the 10-year Treasury, not the Fed. The 10-year climbed from 4.80% to 4.96% between September 8 and 11. Jumbo 30-year locks rose about 21 basis points in two weeks, to 7.47% as of 9/15 (HousingWire). Today's quarter point was already in the rate.

What wasn't priced in is the outlook. 16 of 18 Fed officials expect another hike this year, and the Fed's projections don't show a cut until 2028. That is what moves rates from here.

What it means depends on where you sit:

→ If you're buying in the next 90 days, a quote from two weeks ago is already stale. At jumbo balances, a 7- or 10-year ARM is worth pricing against the 30-year fixed.
→ If you're selling, buyers are underwriting at 7% or more, about a point higher than January. Pricing built on January's math tends to sit.
→ If you locked in below 5%, nothing changed for you.
→ If you're waiting for rates to fall, the Fed isn't forecasting it soon, and nobody knows where the 10-year goes.

If any of this applies to you, the conversation takes twenty minutes. Send me a DM.

People have asked me when the DMV market turns. The honest answer was always the same: when the jobs come back. This week, the data started to agree.

When the region's federal workforce fell to a 30-year low, more than 63,000 positions gone since the start of 2025, people did the rational thing. They stayed put. You don't list your house or trade up when you're unsure about your next paycheck. That hesitation, more than mortgage rates, is what cooled this market.

However, apartment occupancy across Greater Washington is rising, and that's one of the truest early reads on confidence we have. People don't sign new leases in a region they think is falling apart.

It's not moving alone: federal employment grew again for the first time since November 2024 (!!!), area employers have added 22,000 jobs since February, and CBRE's REVIVE Index has climbed in seven of the last eight months. Their lead researcher put it plainly: the bleeding has stopped.

Here's why it reaches your front door. Confidence is the input. Housing is the output. The freeze that cooled this market was built on fear about work, and that fear is lifting. When people trust the next job is there, they stop sitting still. They list. They buy. They move.

I won't oversell it. The cuts are mostly permanent and rates could stay high. This is a floor forming, not a boom arriving. But a floor is what a recovery needs first, and if you've been waiting for a reason to believe in the DMV again, the data finally gives you one. How can I help you?
