As we've discussed in the past, the housing market has shifted, and negotiations are becoming a normal part of selling a home again.

Instead of focusing on winning every request, sellers benefit from being flexible to get a deal across the finish line.

One common concession is helping with a buyer’s closing costs, which can range from 2% to 5% of the purchase price and often create a hurdle for buyers.

Currently, in the DFW market, offering assistance with closing costs, repair credits, a home warranty, or flexible terms can attract serious buyers and keep deals moving forward.

Most of the Dallas-Fort Worth area currently favors buyers because there are so many homes to choose from.

Sellers have to come to market with their absolute best foot forward, with their home in great condition and competitively priced compared to other resale homes and new home builders.

The housing market isn't quite doing what experts expected.

At the start of the year, experts expected lower mortgage rates, stronger affordability, and more home sales.

Instead, inflation, economic uncertainty, and global tensions kept rates higher than expected, causing many buyers to stay on the sidelines.

As a result, forecasts for home sales have been adjusted lower, but experts still expect more homes to sell than last year.

Builders may also be more willing to offer incentives and negotiate.

In the DFW Metroplex we are still seeing quite a bit of inventory.

Higher inventory and weaker buyer demand are driving prices down in many areas.

The market hasn't rebounded as quickly as hoped, but most experts see this as a temporary adjustment, not a sign of major trouble ahead.

I'm still helping folks buy and sell throughout DFW regardless of these current conditions.

As we start thinking about the future, many homeowners ask themselves whether staying in their home long term still makes sense.

For most people, the answer is yes.

Studies show most adults over 65 prefer to stay where they are as they age.

But even if staying feels right, planning ahead matters.

Over time, your home may need updates like grab bars, layout changes, or moving key spaces downstairs to make daily life easier and safer.

Thinking through it early gives you time to budget, explore options, and make smart decisions without feeling rushed.

At the same time, staying isn’t always the best fit.

Sometimes maintenance, stairs, distance from loved ones, or the need for extra care can make moving a better choice.

Others simply want a simpler lifestyle, a smaller home, or a community that better fits this next stage of life.

There’s no single right answer.

The home building and price surge was fast and furious for Collin and Denton Counties here in North Texas.

In January of 2021, a new build home had a median sales price of $354k in Denton County and $385k in Collin County.

Fast forward to January of 2023, and a new build home had a median sales price of $465k in Denton County and $540k in Collin County.

31% increase in Denton County and a 40% price increase in Collin County.

Looking at the past year, from April 2025 to April 2026, we have seen home builders slash prices in Collin and Denton counties by 9.5% and 10.1%, respectively.

These price cuts by builders are beginning to drive existing home sales prices downward as well.

Other parts of the metroplex haven't seen these types of price reductions yet, but it makes you wonder if we will begin to see the same thing take place in the south, east, and western portions of the DFW metroplex.

This housing market can be pretty wild from one end to the other. In some central DFW neighborhoods, we are still seeing multiple offers and steep competition.

Inflation is hitting mortgage rates again.

The 10 year Treasury just hit a 1 year high, pushing 30 year rates back into the mid 6% range.

Oil prices are climbing, stocks dipped, and inflation is still running hot at 3.8% while wages aren’t keeping up, so buyers are losing purchasing power.

Rates would be even worse if Fannie Mae and Freddie Mac weren’t stepping in to buy mortgage debt.

But with global tensions keeping oil prices high, there’s a real chance rates climb even more this year.

Even with all that, buyers are still jumping in, and pending sales are ticking up.

It all depends on your situation. Now may still be a perfectly good time to make a move.

Most homebuyers expect AI to be part of the process, but trust in it is dropping.

While AI is widely used, especially on property sites, many buyers still want human oversight, with 44% willing to pay for it.

Younger buyers see more value in AI and believe it can speed things up, especially in lending, potentially cutting loan times.

Trust has fallen sharply (from 30% to 16%), and most people won’t tolerate AI mistakes.

Buyers want transparency about when AI is used and often prefer human help for major decisions like mortgages, legal work, and risk assessments.

Overall, AI is expected—but not fully trusted.

Mortgage payments have hit a record high, with the average now over $2,000 per month.

That is up about $600 (44%) since 2021 due to high home prices and interest rates.

While most Americans still feel secure in their jobs, growing concerns are causing hesitation around big purchases like buying a home.

Some households are feeling the strain, with missed or late housing payments increasing.

About 1 in 3 workers are delaying major purchases due to job worries, though some are speeding them up instead.

Concerns center on company performance and AI continuing to threaten jobs.

Many are hoping for potential lower rates moving forward, which could help bring more activity and balance back to the housing market.

The "lock in effect” is starting to ease, but most homeowners with low rates still don’t want to give them up, especially with rates above 6%.

About 76% have mortgages under 6%, and many refuse to trade them, even if they’re unhappy.

A lot of homeowners regret their purchase or loan, but high rates are keeping them stuck.

Nearly half aren’t sure they can afford today’s rates, and many won’t consider moving unless rates drop below 4% or even lower.

Some people still plan to move mainly to relocate, downsize, or save on taxes, but it’s a smaller group.

In the end, people may want change, but affordability and low existing rates are keeping many of them in place.

Have you heard lately that private listings create scarcity and drive higher prices?

Sounds good in theory, but when you break it down, it doesn’t hold up.

Private doesn’t mean hidden, it just means selectively shared.

In reality, exposure drives demand.

More eyes = more buyers.

More buyers = more competition.

When you limit exposure, you’re not creating scarcity, you’re limiting opportunity.

Could it still sell? Sure. But did the market ever fully weigh in? Did you actually get the best price?

The MLS still exists for a reason. It creates the one thing every seller should want.

Real competition.

If your goal is convenience, go private.

If your goal is top value, show it to as many buyers as possible.

When buyers back out, many times the real driver is inspection issues.

The good thing is that this is something sellers can control.

With more options today, buyers are less willing to overlook problems that feel risky or expensive.

This means that pre-listing preparations are more important than ever.

Addressing key concerns like roof damage, plumbing, electrical, HVAC, pests, safety issues, or structural problems can prevent deals from falling apart.

Many sellers are also choosing pre-listing inspection to uncover issues early, fix or disclose them upfront, and avoid stressful negotiations later.

When buyers trust the condition of a home, deals are far more likely to cross the finish line.
