What changed in our local real estate markets from August 2025 to August 2026? The numbers show that Union, Mecklenburg and Lancaster Counties are each moving a little differently.

📍 UNION COUNTY
• New listings: 415 → 424 ↑ 2.2%
• Closed sales: 347 → 357 ↑ 2.9%
• Average sales price: $629,767 → $641,323 ↑ 1.8%
• Days on market: 53 → 46 ↓ 13.2%

📍 MECKLENBURG COUNTY
• New listings: 1,725 → 1,648 ↓ 4.5%
• Closed sales: 1,314 → 1,230 ↓ 6.4%
• Average sales price: $598,262 → $614,667 ↑ 2.7%
• Days on market: 44 → 45 ↑ 2.3%

📍 LANCASTER COUNTY
• New listings: 202 → 234 ↑ 15.8%
• Closed sales: 182 → 142 ↓ 22.0%
• Average sales price: $486,846 → $512,361 ↑ 5.2%
• Days on market: 55 → 74 ↑ 34.5%

So, what are we seeing?

The August numbers show more inventory coming onto the market in Union and Lancaster, while Mecklenburg saw fewer new listings. Average sales prices increased in all three areas, while the number of days homes are spending on the market varied significantly.

Union saw homes selling faster, while Lancaster homes are taking considerably longer to sell. Mecklenburg remained relatively steady in days on market.

The takeaway? Local matters. The market can look very different just a few miles down the road, which is why understanding the numbers for your specific area is important whether you're buying or selling.
