Since starting my new business, Ok Home Inspection, I've had a number of people ask "what is a home inspection?" A home inspection is the inspection that is required by mortgage companies and lenders when you are buying a property. The inspection is a full evaluation of the property, and takes at least two hours, but often longer, depending on the size of the property. Many times this service is acquisitioned by the buyer before closing, but sellers may also like to have an inspection prior to listing in order to get the property ready to sell.
The purpose of the inspection is to identify components of the property that may need to be repaired or replaced. I look at every area of the property from foundation to roof, including plumbing, electrical, heat & air, interior and exterior. I evaluate the appliances, checking the age and condition of just about everything. At the end of the inspection, clients get a summery of everything, including pictures of my findings, and a verbal walk through of the inspection. I do not do any repairs myself, as this would be a conflict of interest, but I provide an estimate for any repairs noted.
Nearly every home has areas that that need some attention, my goal is simply bring those areas to the forefront and help clients navigate any action they may want to take.
