Three Things I Always Look For When Buying Land Over 5 Acres 👇
1️⃣ WATER + DRAINAGE
A beautiful property can turn into a nightmare if it doesn’t drain properly. I always look at floodplain maps, standing water, low spots, creek overflow, and overall usability after heavy rain. Water access and drainage can completely change the value and function of a property.
2️⃣ ACCESS/LAYOUT/LOCATION
How you get onto the property matters more than people think. I pay attention to road access, easements, driveway placement, trailer accessibility, and how the land actually lays out for future use. A property may have acreage, but not all acreage is usable acreage.
3️⃣ RESTRICTIONS + UTILITIES
Before falling in love with a property, I want to know:
➖Are there deed restrictions?
➖Is there a water well or co-op water?
➖Septic or sewer?
➖Electric already on site?
➖Internet availability? (Realtor life, ifykyk!)
These things can dramatically affect both cost and long-term plans for the property.
Bonus: I also always ask myself, “Will this land still work for us 5–10 years from now?”
Buying land is very different than buying a neighborhood home and the details matter.
