🏡 Washington County Monday Market Update 📊

This week's numbers caught our attention. 👀

Active single-family inventory without accepted offers dropped from 184 homes last week to 172 this week—and only 4 new single-family listings have hit the market since last week's update.

Here's a closer look:

🏠 172 active single-family homes without accepted offers
🆕 Only 4 new listings since last week's update
🔑 12 homes under $350,000 — down from 16 last week
📉 31 homes from $350,000–$450,000 — down from 36
📈 42 homes from $450,000–$550,000 — up from 39

One week doesn't make a trend, but after 39 new listings the previous week, seeing only 4 this week is certainly something we'll be watching.

It also shows why the overall inventory number only tells part of the story. Depending on your price range, buyers may be experiencing a very different market—and sellers are facing different levels of competition.

📈 39 new homes hit the market in Washington County this past week
💰 The biggest concentration is in the $450,000–$550,000 range

The reveal is in early this week in honor of the day. We were at the Wisconsin 9/11 Memorial & Education Center in Kewaskum. 🇺🇸

This stop was a little different for us.

Today, especially, we remember the lives lost, the heroes who responded, the families forever changed, and the way people came together in the days that followed.

If you have never visited the Wisconsin 9/11 Memorial & Education Center, we encourage you to take the time to experience it. It is a beautiful and meaningful place of remembrance, reflection, and education.

Like it was yesterday, memories & feelings push their way to the surface. The horror, the fear, the confusion, a grief that words cannot even touch. Overall I remember the sacrifice of those rushing to help, the overwhelming compassion and the kindness that followed. A unity that told the world who we are. A people who stand together & care about and for each other. For that unity, compassion and kindness to find us all, I pray. 🙏 God bless America. 🇺🇸 God bless everyone, everywhere.

The reveal is in… we were at Bixenberg Tavern in Germantown! 🍔🍻

Such a fun, tucked-away Wisconsin tavern with plenty of personality.

And the smash burgers? Excellent. Just a little advice from experience… only order the double if you are REALLY hungry. 😂

We also have to give a shout-out to the homemade chips. So good!

🏡 **More inventory doesn’t necessarily mean more choices for every buyer.**

Washington County currently has **162 single-family homes** on the market, but take a closer look at where those homes fall:

Only **13 are priced under $350,000**, while more than half of our available inventory is priced at **$550,000 or above**.

What does that mean? Buyers shopping in the more affordable price ranges are still facing limited choices, while buyers moving into higher price points have considerably more options.

For sellers, it’s another reminder that **your competition depends heavily on your price range**. Pricing and positioning matter, now more than ever!

The numbers tell us what’s happening. Understanding what they mean helps you make smarter real estate decisions. And that's where we come in.
