Sometimes it's not about finding the perfect house. It's about finding the right opportunity.
We were losing out to other offers. Then we found this one. It needed some work, but we walked through it together and started talking about what it could be.

Hearing a lot about foreclosures lately? Let's put it in perspective.
Yes, filings have gone up. But when you zoom out and look at the bigger picture, we're still below historical norms — and nowhere close to what we saw back in 2008.
This isn't a crash. It's the market finding its footing again after foreclosure numbers were artificially low during the pandemic.
And one more thing worth knowing — these are filings. Not all of them actually become completed foreclosures.

There's no one-size-fits-all answer — and that's okay.
Staying long-term can be a great choice, but it usually means planning ahead for updates that help your home keep working for you. Starting early gives you time to spread things out and not feel rushed.
But maybe taking that on just doesn't feel right. That's okay too.
