We’ve all heard the dating advice: don’t fall too fast before you know what you’re getting yourself into. 😂
Well… the same thing applies to buying a house!
One of the biggest mistakes I see buyers make is starting the fun part—scrolling listings, going to open houses, and touring homes—before getting pre-approved for a mortgage.
I get it. Looking at houses is WAY more exciting than talking about income, credit scores, interest rates, and monthly payments. But trust me on this one: you want to get your ducks in a row before you fall in love with a house. 🦆🦆🦆
Why Get Pre-Approved First?
A pre-approval gives you a much clearer picture of what you can actually afford—and sometimes that number is different from what you expected.
More importantly, there’s a difference between what you’re approved to spend and what you’re actually comfortable spending every month.
Before we start shopping, I want my buyers to have an idea of:
Their comfortable monthly payment
Estimated down payment
Approximate closing costs
What loan programs may work for them
How taxes and insurance affect their payment
What price range makes sense for their lifestyle
Because buying a house shouldn’t leave you house poor. You still need money for groceries, vacations, dinners out, kids, pets, hobbies—and all the other things that make life fun!
Don’t Fall in Love With a House You Can’t Buy 💔
Picture this…
You’re casually scrolling online and see the PERFECT house.
Great kitchen. Big backyard. Exactly the neighborhood you wanted.
You schedule a showing, walk through the front door and immediately think:
“THIS IS IT.”
Now you’re emotionally invested.

Starting the conversation early gives you time to prepare. If something needs to be cleaned up, saved for, or adjusted, you’ll know before your dream house appears in your feed.
That’s a much better position to be in.
