ποΈ I sat down with Good Neighbor Podcast: Cincinnati to talk about something I don't think enough buyers and sellers hear:
"I understood the house. I didn't understand the transaction."
That's a line from my own story β I bought my first home without an agent because I grew up around construction and figured I knew houses. I did. I didn't know the contract, the inspection negotiation, or what my lender was actually doing with my money. It cost me.
That's exactly why I got licensed as both a Realtor AND a loan officer. When I'm sitting across from a client, I'm not guessing about financing and handing them off to a stranger β I see the whole deal. The house, the contract, the money. One person, whole deal.
We also got into some numbers that stopped me in my tracks: FSBO sellers are getting $65,000 less on average than agent-assisted sales right now β and 64% of them say they didn't get the price they wanted. It's not about saving money by going it alone. It usually shows up later as money you didn't know you were leaving on the table.

Whether you're buying your first home on the westside or in Mason or moving into a $2β3M home in Indian Hill, the job is the same: someone in the room who understands both sides of the table and the person at the table who has the answers.
