While the national headlines focus on a "darkening" outlook, the reality on the ground is more nuanced. While we are technically in a Transitionary Market, the "totality of the picture" suggests it is a Buyer’s Market for those ready to take action. 🔑

Here is the breakdown:
• The Shift is Real: Inventory is climbing toward a balanced state, now sitting at a 4.1-month supply. This means the seller-dominated era is fading. ⚖️
• Price Growth is Stalling: We aren't seeing the rapid price increases of the last few years. In fact, in many neighborhoods, prices have leveled off or even decreased. 🛑
• Increased Leverage: With sales volume hitting a 9-month low, buyers finally have the power to negotiate repairs, closing costs, and price reductions. 🤝

These guys run the house… I just pay the mortgage.

I grew up about 5 minutes from here, and this area just sticks with you. I still remember the first time I saw that drive-thru convenience store by Newtown Bar… thought it was the greatest thing ever.

Newtown checks a lot of boxes:

But inventory in this pocket isn't following the broader trend.

📊 Southwest Ohio Housing Update – Are We in a Buyer’s Market?

It feels like we are.

More listings.
Price cuts.
Homes sitting longer.

👉 Per WHIO, inventory across Southwest Ohio has been rising, giving buyers more options.
👉 HousingWire is also reporting a national trend of increasing inventory and stabilizing rates, and we’re seeing that locally.

🏠 Here’s the reality:

We’re not in a true buyer’s market yet… we’re in a transition.

Why?

✔️ Inventory is still too low
A true buyer’s market needs about 6+ months of inventory.
We’re still closer to 2–4 months locally.

✔️ Good homes still move fast
The right house, priced right? Still getting attention.

✔️ Prices aren’t broadly dropping
You’re seeing cuts on overpriced homes… not a market crash.

✔️ Sellers are still locked into low rates
A lot of people with 3% mortgages aren’t selling, which keeps supply tight.

🧠 What this actually means:

We’re getting back to balance.

Buyers:
👉 You finally have leverage and options

Sellers:
👉 You can still win, but you have to be sharp on price and presentation



Bottom line:

This isn’t a buyer’s market…they say.
but it’s the closest we’ve been in years.

And if inventory keeps rising?

We might get there.

📉 Market Shift Incoming? Here’s what I’m seeing…

We’re slowly sliding toward a buyer’s market.

• Inventory is creeping up
• Homes are sitting a little longer
• Sellers are starting to negotiate again

Meanwhile… mortgage rates?
They’ve been bouncing around, but they’re still hovering in the low–mid 6% range right now. 

👉 That’s actually pretty normal historically. We just got spoiled by those 2–3% rates.

And here’s the part a lot of buyers miss:
Trying to “time” rates is a losing game. Even with global chaos (yes, including everything going on overseas), rates have stayed relatively stable overall. 

💡 If you’re a first-time buyer:
Don’t let rates scare you out of the market.

You can always refinance later…
You can’t go back in time and buy at today’s prices.

🏡 The real opportunity?
Less competition + more negotiating power.

That’s how buyers win.

Mortgage rates rose as U.S.-Iran tensions lifted uncertainty. The 30-year conforming rate averaged 6.19%, up 4 bps week over week.

Vacationing in Louisiana this week and staying at the Myrtles Plantation.

Taking a little time to explore some historic architecture while I’m here. The craftsmanship in homes from the late 1700s is incredible. It definitely makes you appreciate the character in some of the older homes around Southwest Ohio a little more.

Fun bit of history: the man who originally bought the land here was reportedly a fugitive after participating in the Whiskey Rebellion.

Guess how much he paid per acre for the land? 👀
