Very excited to share this remarkable 33acre property in rural Stafford. A property where I can say “sky’s the limit” and mean it - it’s live/work/compound vibes. Close to Wilsonville, West Linn, Lake Oswego, I5/205, and the quiet life.
-
Reach out for details or a private showing! There’s so much to see - photos/videos only scratch the surface 👀

Do you see it!? Yeah.. they can look like this 🙃
-
Had another client say it best, “I want it to make me squeal”. yeah, we can find the space that does that.
-
If you feel like what you’re needing/wanting isn’t out there, we need to chat because it is and we’ll find it together.

Auction pickups, prep, and buyer wants to submit!
-
For me it’s a constant switching and dance between customer/clients/projects.. yeah, I love it and it keeps me on my toes.
-
This house only 2days on market had 5 offers. The market isn’t definitive as a whole.. this place is one block of Powell in Gresham. Buyers are out here. Prepared sellers are seeing the benefits.

Post accident update
-
Insurance has been easy to work with and thank goodness for that. My neck and shoulders have been jacked this last week and I did get my first session in for massage which helped.
-
Got the payout quote and thought.. that’s a bit slim cause I cannot find a replacement for less than 6k and their repair estimates are around 4k though it’s a total loss. They were receptive to reviewing comps and factoring that in which we’ll see where it ends up.
-
What’s your experience been like with insurance after an accident?

Final walkthrough of a fixer HUD home in SE Portland
-
Offer in one day before cutoff and after back & forth HUD accepted! Priced at 265k, my buyer secured it at 248k, previously appraised at 330k+ W/ an ARV of 415k+
-
It’s crucial to let the data speak about numbers. There’s something numbers can’t account for- your neighbors & feel of the hood.. and we met nearly all of them haha so far just delightful.
-
What makes this property even more desirable is the lack of traffic as it’s not a through street but still very accessible to surrounding shopping/parks/205/84. Not to mention the bones on this damn place are phenomenal! It’s a moderate to heavy cosmetic fixer which is exactly where big value add opportunities lie without the huge risk/liability inherent in structural/systemic issues.
-
All in all, a perfect match for my buyer’s budget/location/repairs/risk/reward. Wouldn’t you want to walk into immediate 80k upside? This doesn’t happen overnight, nor is it a single instance of collaboration.

Congrats to the lucky winners of the $5000 giveaway! And everyone who entered will be getting the handyman voucher shortly 🤩 what do you have in mind for your 2hr free service?

06/02/2026

We're pending! In a special kind of way though.. Bumpable status 👊 That means our current offer has a contingency and therefore we are still able to market the property + review offers from new buyers! If the buyer waives their contingency then we'll go pending and come off market. If you or anyone you know is looking for a super cute Milwaukie/Ardenwald home.. check it out ASAP! Open house this weekend and agents inquiring.
