Please join us in welcoming Braydon Taylor to the Newbury Living team as our Maintenance Summer Helper!

From June through August, Braydon will be supporting our communities across the Des Moines metro, helping ensure our properties remain clean, safe, and welcoming for residents and guests.

In this role, Braydon will assist with a variety of maintenance and curb appeal projects, including property clean-up, painting, pressure washing, air filter replacements, landscaping, tree trimming, mulching, weeding, and more.

We are excited to have Braydon on board this summer and look forward to the positive impact he will make across our portfolio. Welcome to the team, Braydon!

Big win for Newbury Living on the successful sale of The Willow.

After a ~22-month hold (July 2024 to May 2026), our team helped our client execute a strong exit and unlock meaningful value through active management of the asset.

Here’s what the deal delivered:
Purchase Price: $1.875M ($39,063/unit)
Sale Price: $2.675M ($55,729/unit)
Equity Gain: +$800K in ~22 months

Operational performance also saw a major lift during the hold period:
NOI at acquisition: ~$147,527 annually
NOI at disposition: ~$260,738 annually
NOI growth: +76.7%
Occupancy: reached 100% multiple times throughout the hold

This outcome reflects steady ex*****on, hands-on management, and a strong working partnership with our client. The improvement in performance over the hold period set the stage for a successful exit. Proud of the team for the work that made this result possible.

On May 1st, we hit our first major milestone by officially opening the doors to the historic building. Featured below is the street-level commercial storefront within the historic structure. Great care went into delivering a space that honors its past while providing a pristine canvas for local business, complete with soaring ceilings, rich hardwood flooring, and expansive wraparound windows that flood the interior with natural light.

This space is designed to become a vibrant hub for the neighborhood, seamlessly connecting residents with the broader community.

Megan is a student at the University of Northern Iowa, and she’ll be gaining hands-on experience across all areas of property management throughout her internship. Her role will give her exposure to leasing, resident relations, compliance, marketing, and day-to-day property operations.

We were proud to have members of the Newbury Living team attend the Polk County Housing Trust Fund’s Housing for All Excellence Soirée last Thursday. The evening brought together housing advocates, community leaders, and industry partners to recognize the ongoing impact of affordable housing across Central Iowa.

Newbury Living CEO, Frank Levy, also shared a few remarks during the event, highlighting the importance of the Polk County Housing Trust Fund and its role in expanding housing access and strengthening communities.

Today at our annual company retreat, we took a step back to look at just how far we’ve come as a team. From company growth and operational wins to the evolving role of technology and digital marketing in the housing industry, the conversations today reinforced one thing: this industry is constantly changing, and we must keep evolving with it.

One of the most interesting discussions centered on the comparison between living organisms and apartment communities. Just like any living thing, a property needs constant attention, adaptation, strategy, and care to stay healthy and thrive. Marketing, maintenance, leasing, resident experience, reputation, and operations all function together like a system. When one area struggles, the whole ecosystem feels it.

At the end of the day, nearly every conversation circled back to one core metric: occupancy. Occupancy tells the story. It reflects the resident experience, the effectiveness of marketing, the strength of operations, and the value a community brings to its market.
