Key day is the best day! 🔑

My friend/client got the keys to her new home!

What you don’t see in these photos is everything it took to get here. We navigated inspections, paperwork, deadlines, and some challenges with park management that definitely tested everyone’s patience.

There were a few moments where it felt like every time we solved one thing, something else popped up. But we kept moving forward.

And today? She got her keys.

Now the stressful part is over and the fun part begins—making the space her own, creating new memories, and starting this next chapter.

Congratulations! I am so excited for you and can’t wait to see all the memories you make in your new home.

Two years ago, we sold our little beach condo that we had poured so much time and love into remodeling because we wanted a backyard for our pups

Now, two years later, we have the yard, we love our home, and we’ve somehow added a third puppy to the family.

I actually don’t think money is the main reason people stay in houses they’ve already outgrown.

Honestly… I think it’s overwhelm.

Because once people start thinking about interest rates, packing, moving, finding the next house, changing schools, monthly payments, timing everything correctly…

they freeze.

And I get it.

I walk into homes all the time where people clearly don’t fit the space anymore, but the thought of making a move feels exhausting.

Sometimes staying IS the right decision.
But sometimes people stay stuck way longer than they should because the process feels too big.

Usually not the ones chasing the fully remodeled Pinterest house 👀

What we’re seeing in the market right now is actually really interesting…

The turnkey homes that are perfectly updated and move-in ready are STILL getting attention fast.

But the homes that need a little cosmetic work?
Paint, flooring, outdated kitchens, older bathrooms…

Those are the homes sitting longer — and that creates opportunity for buyers.

Because when a home sits, sellers become more open to:
✔️ price reductions
✔️ seller credits
✔️ rate buy-downs
✔️ repairs
✔️ better terms overall

A lot of buyers are so focused on finding the “perfect” house that they overlook the homes with the most potential.

And honestly?
Paint is a LOT cheaper than overpaying.
