🏡 The first two weeks on the market matter more than ever.

One of the biggest mistakes I’m seeing right now isn’t the house—it’s the pricing strategy.

Here’s why:

📍 The first 7–14 days are when your listing gets the most attention. That’s when buyers who’ve been waiting for the right home are most likely to see it.

📍 If a home is priced too high, buyers often skip it. By the time the price is reduced, many assume something must be wrong—even when there’s not.

📍 The best strategy isn’t pricing high to “leave room to negotiate.” It’s pricing where today’s buyers see value, creating more interest and, in many cases, stronger offers.

💡 The bottom line: The right price from day one can actually put more money in your pocket than starting high and chasing the market down.

🎡 The Calm Before the Carnival… 🎡

Right now it’s quiet.

The rides are still. The food stands are getting ready. But in just a few hours, the lights will be glowing, the smell of funnel cakes will be in the air, kids will be laughing, neighbors will be catching up, and another Manchester Volunteer Fire Department Carnival will be underway.

This has always been one of those weeks that reminds me why I love living here. It’s not just about the rides or the food—it’s about running into people you haven’t seen in a while, supporting our volunteer firefighters, and celebrating what makes our community so special.

If you’re coming out tonight, stop and say hello! I’d love to meet you, catch up, hear how your summer’s going, or just chat while you’re taking a break from the excitement. Whether we’ve known each other for years or have never met, I’d love to say hi.
