TITLE TIP TUESDAY: IT’S CLOSING DAY!

You’ve made it through the contract, inspections, title work, lender requirements and all the paperwork leading up to this moment.

Now you’re sitting down at the closing table…what actually happens?

1. First things first—we’ll check your valid, government-issued photo ID and make sure everything is ready to go.

2. Your Escrow Officer will guide you through the documents you’re signing and explain what each one is for. Depending on the transaction, this may include the deed, settlement statement or Closing Disclosure, loan documents and other required affidavits or disclosures.

3. We’ll go over the final figures, including the sales price, credits, prorations, lender charges, title fees and the amount being brought to or received from closing.

4. There may be quite a few signatures, especially if you’re financing your purchase. Don’t worry—we’ll guide you through where to sign, initial and date.

5. Signing doesn’t always mean the transaction is officially complete just yet. We may still need to receive and verify funds and, when financing is involved, obtain authorization from the lender before we can fund.

6. Once all requirements are satisfied and the transaction is funded, we can officially say CONGRATULATIONS!

⚠️ Important: If you need to bring funds to closing, always follow the wiring or funding instructions provided directly by Mid-Coast Title Company. Never rely on wiring instructions sent in an unexpected email or changed at the last minute without verifying with us!

At Mid-Coast Title Company, our goal is to make the closing table the easiest part of your transaction. We’ll walk you through it from the first signature to the final “Congratulations!”

Closings and Community! Catching up with Mid-Coast Title!

TITLE TIP TUESDAY: What Does “Clear to Close” Actually Mean?

Last week, we talked about some of the things that can hold up a closing — from title issues and lender requirements to missing documents and last-minute details.

So what happens when all those pieces finally come together?

You hear the words everyone has been waiting for:
“CLEAR TO CLOSE!”

But what does that actually mean?

Clear to Close generally means the major requirements have been satisfied and the transaction has been given the green light to move forward with closing.

For a financed purchase, this often means the lender has completed its final underwriting review and approved the loan for closing. On the title side, we’re working to make sure title requirements are addressed and everything is ready for the closing table.

But Clear to Close doesn’t necessarily mean every single task is finished. Behind the scenes, your title and lending teams may still be:

- Finalizing closing documents
- Confirming figures and prorations
- Coordinating funds
- Verifying final title requirements
- Scheduling the signing
- Preparing for funding and recording

Think of Clear to Close as the green light — not quite the finish line!

The finish line comes when the documents are signed, funding requirements are satisfied, funds are disbursed as appropriate, and the transaction is complete.

**TITLE TIP TUESDAY**

We’re back after the long Labor Day weekend and ready for another Title Tip Tuesday!

Last week, we talked about the Title Commitment — what it is, what it tells you, and why it’s such an important part of the closing process.

So, what happens when the commitment reveals something that needs to be taken care of before closing? That brings us to this week’s tip:

WHAT CAN HOLD UP YOUR CLOSING?
Title issues – Old liens, unreleased deeds of trust, ownership questions, probate or heirship issues may need to be resolved.

Lender requirements – Final loan approval, updated documents or last-minute underwriting conditions can affect the closing date.

Survey issues – A new survey may reveal encroachments, easements or boundary questions that need review.

Funding or wire delays – Funds must be received and verified before a transaction can be completed.

Missing documents or signatures – Even one missing item can sometimes put the brakes on closing.

Holidays & office closures – Banks, county offices, lenders and other parties may be closed, which can add an extra day or two to the process.

The good news? Your title company is working behind the scenes to identify and resolve these issues as early as possible so your closing stays on track.

TITLE TIP TUESDAY: Your Title Search Is Complete… Now What?

Last week, we talked about earnest money and the title company’s role in holding those funds during the transaction.

But while your earnest money is safely in escrow, there’s a lot happening behind the scenes! Once the title search is complete, the next big step is preparing the Title Commitment.

Think of the Title Commitment as a roadmap to closing. It helps identify: Who owns the property, The property being insured, Requirements that must be completed before closing, Liens, restrictions, easements or other matters affecting the property and What the title policy will—and will not—cover.

Our team reviews the title work and commitment carefully so that any requirements or title issues can be addressed before you get to the closing table.

Next week: What does it actually mean to “clear title”? We’ll break down some of the issues a title company may have to resolve before closing.
