There is so much research that goes into helping a seller determine the right price for their home. Recent sales is one but we also look at what is the current competition, how quickly do you want or wish to sell, what is the seller's main motivation? All those factors and more come into play when determining the right price. Current market value and seller's motivation may not always jive. Don't underestimate this process-it is vitally important and should not be taken lightly.
The right agent can and will help a seller make this determination with facts, data, good listening skills and the appropriate marketing plan.
