NEW LISTING: 320 +/- ACRES in CLAY/JACK COUNTY, TX!!!
LIST PRICE: $6,750/acre | $2,160,000 total
AGENT: Beau Byars, (940) 224-3183

This 320 +/- acre ranch lies in both Clay and Jack Counties, between Shannon and Antelope. It has a fenced perimeter and three cross fenced pastures. The front pasture has native grasses; the middle pasture has some improved coastal. The back pasture is mostly mature post oaks and rises up a 40 ft slope to a hill in the corner. The land has paved road frontage on FM 175 and is within a five minute drive to both Hwy 148 (to Henrietta/Jacksboro) and Hwy 281 (to Wichita Falls/Jacksboro).

Four ponds provide water for livestock, with at least one in each pasture. The front pasture also has access to a water well, which is for the house. This house is in need of a complete gut job and adds minimum value to the overall value of the property; a trailer house is also on site that is not in good condition either. The utilities are in place here though – water well, electricity and septic system. A metal barn is also on site.

The Richardson Ranch is suitable for both cattle ranching AND hunting, with grazing in the first two pastures and hunting in the back oaks. Whitetails here can get bulky, with the native feed from the acorns and browse. The land is very rural, with no housing developments or neighborhoods nearby.

Because the ranch is in two counties, it provides access to both Midway and Jacksboro ISD schools. The land is ag exempt for taxes. No flood zone or deed restrictions in place. Surface estate only, no minerals to convey. One active oil well and its tank batteries are in the southwest corner of the property; the well operator has a separate entrance to use from the main ranch entrance.

The land doesn’t appear to have any pipeline or transmission line easements, however the neighbor on the northwest side has an access easement along the west fence going to their property, which runs approximately halfway down the property line. The access easement uses the same gate as the well operator.

This is a nice ranch, very peaceful and quiet. With some clean up, it would make a nice place to build a new home.

NEW LISTING: CUNDIFF RANCH | 2,038 +/- acres in Wichita County, TX!!!
*Joins the Waggoner Ranch for 3 miles!!!
LIST PRICE: $2,250/acre | $4,585,500 total
AGENT: Benjamin Belew, (940) 357-9940

This 2,038 +/- acre North Texas ranch is located five miles south of Electra, TX and joins the historic 535,000 acre Waggoner Ranch for three miles on its north side! Surrounded by other large acreage operations, it is prime for hunting trophy whitetails and other wild game. The Cundiff Ranch, part of the original Ancell Ranch, has been under the same family ownership for a century and is being offered on the market for the first time.

LOCATION:

It is located in southwest Wichita County along the paved State Highway 25, between Electra and Kamay. The closest airports are in Vernon and Wichita Falls (30 min drives), with American Airlines running flights to & from Wichita Falls Regional Airport to DFW daily.

In addition to the Waggoner Ranch, the Cundiff joins a 2,500 acre ranch its west & south sides, a 300 acre farm also on it south and across Hwy 25, another 2,500 acre ranch; also within a few miles is the 7,000 acre Swanson Ranch. All of these ranches are low fence, with similar wildlife habitats as the Cundiff, making the whole area excellent for trophy game.

WILDLIFE AND HUNTING:

The ranch hasn’t been hunted in years and was never hunted hard prior. Whitetails cross through this ranch on their way to graze the neighboring wheat fields to the west and south. The ranch could be rifle or bow hunted, with its varied terrain. Bucks in this area are routinely harvested in the 180 class B&C range.

In addition to whitetails, you can hunt feral hogs year around, or Rio Grande turkeys seasonally along Beaver Creek. During the photo shoot, I saw deer, a covey of Bobwhite quail, a chapparel, coyote and lots of native dove.

SURFACE WATER:

Four seasonal creeks transverse the property from north to south – C**n Creek, Rough Creek, Bluff Creek and Beaver Creek, which holds the deepest ravine and most annual water. The creeks divide the ranch topographically too, marking significant drops in elevation, up to 100 ft in some parts. These large hills and bluffs provide excellent vantage points, with views across huge swaths of the ranch at once. Rough Creek and Bluff Creek, particularly, provide lake construction locations as well.

The ranch also has five large dirt tanks and a couple of wet weather sloughs.

TREES AND VEGETATION:

The Cundiff is full of trees and brush, providing cover on every side of it. All of it is classified as “native pasture”, with no farm land. Some areas on the east and west sides have class 2 soils and might could be cleared and developed for food plots.

The east half of the ranch is mostly mesquite brush; the west half, as the ranch descends into the Beaver Creek bottom, has lots of hardwoods, including hackberry trees, tall elms and chinaberry motts.

The grasses are all native and include buffalo, bluegrass and winter rye. Most of the fences are in good condition, but some stretches are in need of repair; the ranch can sustain around 50-60 cows and not overgraze it.

UTILITIES:

The ranch has access to electricity at the road on its east side. No community water system is in this area; ground water is scarce, but if any were to be found it would probably be on the west side near Beaver Creek. An old homesite sits in the middle of the ranch, where remnants of a stall barn and house, with a sole standing stone fireplace, still remain. A water cistern is here too, but no old water wells.

MINERAL RIGHTS:

All owned mineral rights will be reserved at closing by the owner. The ranch doesn’t have any oil wells on it and only a couple short lived wells in the past. It hasn’t had active production since 1997.

LIST PRICE:

The Cundiff Ranch is offered for $2,250/acre, or $4,585,500 total.

NEW LISTING: 340 +/- ACRES in WILBARGER COUNTY, TX!!!
LIST PRICE: $2,450/acre | $833,000 total
AGENT: Benjamin Belew, (940) 357-9940

Located north of Vernon, TX, this 340 +/- acres is cross fenced into five different pasture for rotational grazing. The land is laid out as 180 acres in one block, with 160 acres in another block across the road. The primary water source is through dirt water tanks; eight ponds catch water from various drainages. Terraces from the days when the land was cultivated years ago still channel water across it to help with washouts, some of which feed dirt tanks. A community water line tap is in place as a back up for droughts on the north 180 acre tract. Both tracts have access to co-op electricity. There is not believed to be any ground water in this immediate area for a stock tank, so cattle must be watered through the tanks or co-op water.

The turf cover consists of primarily native grasses, with coastal established in several areas. The land is mostly sandy loam. The ranch has ran 50 cows in the past, with supplemental hay in the winter. Improvements consist of a metal loafing shed and set of pipe pens near the road. No mineral rights to convey with the sale, no production is on the property or mineral leases in place. The perimeter and cross fences are mostly in good condition; it is leaned over some along the road. The pastures were sprayed for weeds and fertilized in 2025 and only lightly grazed.

Northside ISD. Gravel and dirt county road access; blacktop FM 924 is a half mile away.
