What’s Important About Our Market?! 🏡📊
The Wichita market is showing signs of **balance**, and I believe we’re going to see a noticeable shift in how quickly homes sell and, ultimately, what they sell for.
We’ve gone from having **less than a month of inventory to approximately 3.5 months of inventory**. That’s a significant change.
And what does more inventory mean?
👉 **More options for buyers.**
👉 **More choices mean buyers can be more selective.**
👉 **And more competition means sellers have to be more strategic.**
The days of simply putting a price on a home and having buyers chomping at the bit are changing. Buyers have options now, and they know they don’t necessarily have to compete in multiple-offer situations or rush into a purchase just because they’re afraid another buyer will get there first.
**For sellers, this means pricing, condition, presentation, and strategy matter more than ever.** It’s no longer just about putting a home on the market and waiting for the offers to roll in.
And honestly? **I’m looking forward to seeing the market slow down.**
