Southwest Wichita Flip - Before and After!

Purchase - $91,000
Renovation Cost - $58,000
Resale - $230,000

The pictures tell most of the story - the house had been abandoned and left to deteriorate. It was a sore eye for the whole neighborhood and someone had to do something about it.

We funded the purchase and most of the rehab so the investor had little out of pocket expenses to take care of. All he had to do was secure the deal and manage the rehab.

This is the type of deal we get excited about. An investor has a deal that no one else can see and we provide the funding to make it happen. And the final result was an awesome home that a new family was able to move into.

Here's what I actually need to tell you yes or no on a deal.

Four things:

The address. The purchase price and what you think the rehab runs. What it's worth fixed up — a couple of comps is plenty. And exit strategy, sell or refinance.

That's it. Not a business plan, not a full package, not two years of tax returns. Send me those four and most of the time I can tell you the same day whether it works and what it looks like.

A question I get a lot: "Isn't hard money expensive?"

Fair question. Here's how I'd answer it.

If you're borrowing for 5 months to buy a house at $70k, fix it, and sell it for $185k, the interest is a line item in your budget — not the thing that makes or breaks the deal. The thing that breaks the deal is not getting it under contract at all, or losing it to a cash buyer while your lender orders a second appraisal.

Closed one earleir this month we really liked.

Single Family Home in Wichita (near Riverside). The buyer had 10 days to close or lose it. A bank couldn't make it happen. Timeline was too short and property was too distressed.

That's the whole pitch, honestly. The deal was good. The timeline/condition were the only problems. We solve those problems.
