Selling an inherited house isn't as simple as putting a sign in the yard. 🙅

In Kansas, probate alone takes 4-6 months, and you can't even list the house until you have letters testamentary or administration - that's the legal "green light".

If there are multiple heirs, everyone has to agree. And before you spend a dime on staging, get a title search to check for liens.

First, know your home's actual market value:
pull comps from the last 90 days within half a mile. Don't just trust Zillow.

Second, get 2-3 written offers from legit buyers. Check online reviews and call local title companies to find out who's legit and who isn't.

Third, compare not just the price, but the closing timeline and what costs they cover.

A cash sale can close in as little as 2 weeks. Anyone that drags it out further than that is probably shaky.

Clearing out an inherited home can be an emotional process. 😩

The probate process alone can take months, and you can't legally touch anything until the court approves.

But here's what's helped hundreds of our clients: picking order system with my siblings. Each person gets to choose one item at a time, in rotation. It felt fair and prevented the usual fights over sentimental stuff.

Also, document everything. Photograph the valuables, keep a list of who gets what, and have the executor sign off.
It's boring, but it protects everyone.

Stepped-up basis is the tax break that saves heirs thousands. 💰

When you inherit a house, the basis resets to its value at the date of death.

So, if it was bought for $80k but worth $350k when you inherit, your basis is $350k. Sell for that and owe $0 in capital gains.

That's how long most Kansas homeowners have to redeem their property after a tax sale.

Sounds like a lot, but it goes fast.

You need to pay the original tax debt, plus the buyer's premium (usually 10-20% of the winning bid), plus interest and costs.

And if your property is in a trust or LLC, it gets tricky.

Selling a house in probate is a marathon, not a sprint. 😮‍💨

Court approval alone can take 2-6 weeks, and the whole process often runs 6-9 months. And you can't even list the property until you've filed the petition and gotten the judge's OK.

One thing that helps: if the house needs work, cash buyers can close fast without repairs or inspections. But if you're the executor, get a probate attorney early to avoid filing errors that can set you back months.
