Here’s something buyers should be paying attention to right now: in many markets, buyers have MORE negotiating power than they’ve had in recent years.

When there are more homes competing for fewer buyers, sellers may be more willing to negotiate and that can open the door to asking for things that were much harder to get when every house had multiple offers.

🏠 Price negotiations
📅 Flexible possession or closing dates

Today, we remember the lives lost, the families forever changed, and the first responders and everyday heroes who showed incredible courage on September 11, 2001.

25 years later, we honor their memory and remember how our country came together in the days that followed.

Some things are bigger than business. Today is about remembrance, gratitude, and honoring those we lost.

I hope everyone got a chance to get out and enjoy the Tractor & Engine Show this week! 🚜 Frenchies was definitely a hit!

I’d love to see more and more vendors continue coming back each year. It seemed like things had gotten a little scarce the last few years, so it was great seeing some more life out there again!

There’s just something special about this week every year in our little corner of Indiana. ❤️ I hope everyone made some great memories, enjoyed some good food, and had a great time in the only Jay in the USA! 🇺🇸🚜

If your home has taken on water or suffered flood damage, the process of figuring out repairs and who may help pay for them can feel overwhelming. A good place to start is:

• 📸 Take plenty of photos and videos before cleaning up or making repairs

• 📞 Contact your homeowners/flood insurance company and ask exactly what coverage you have

• 🧾 Keep receipts for cleanup, temporary repairs, hotel stays, supplies, etc.

• 🔨 Get estimates from reputable, insured contractors for the damage

• 🏛️ Watch for announcements about FEMA, state, county, or local disaster assistance that may become available

• ⚠️ Be cautious of contractors going door-to-door after a disaster—verify who you’re hiring before paying anyone

• 🏦 If you have a mortgage, contact your lender if the damage is significant. They may have specific requirements for insurance proceeds and repairs.

Most importantly, don’t assume you’re out of options just because you don’t know where to start. There may be insurance, disaster assistance, financing, or local resources available depending on your situation.
