Fewer buyers… but home prices are still holding strong. Why?
It comes down to supply.

Nearly 80% of homeowners have mortgage rates well below today’s rates, giving many little incentive to move or list their homes. With fewer homes hitting the market, prices have remained surprisingly steady rising in 80% of tracked metros.
At the same time, buyers are feeling the affordability squeeze. Pending sales are down, and even an increase in starter-home inventory hasn’t been enough to bring buyers back.

Sellers are beginning to adjust, too, with asking prices coming down as expectations meet today’s market.

The takeaway: Home prices may not be climbing quickly, but limited supply is keeping them from falling significantly. For many buyers, the biggest hurdle isn’t finding a home, it’s affording one.

Here is a number worth sitting with: a typical American family now spends 34% of their income on a new home mortgage.

The traditional affordability threshold is 28-30%. We are already above it and that is before accounting for property taxes, homeowner's insurance, HOA fees, and maintenance. Those additional costs are not small.

Home insurance costs rose faster than inflation in every U.S. region from 2018 to 2024. The National Association of Realtors estimates home affordability is 10% lower than it would be if insurance costs had simply stayed stable since the late 1990s.

Property taxes are rising faster than inflation in most states - the average homeowner paid $4,427 last year, up 3% from the year before and approximately 65% of escrow accounts are likely to come up short this year, meaning a meaningful number of homeowners will see their effective monthly payment go up in 2027 even if their interest rate never changes.

Together these costs paint a picture that explains buyer behavior better than any single data point. It is not just rates. It is the total cost of homeownership compounding from multiple directions simultaneously.

Mortgage rates have dipped, but uncertainty remains.

Most recent rates are now 30-year Fixed Rate Mortgage rates. The 30-year fixed mortgage rate recently averaged 6.66%, marking the second straight week of declines, while the 15-year fixed sits at 5.98%.

While the movement is encouraging, rates remain higher than a year ago. Inflation also continues to be a factor, with the latest CPI coming in at 3.4% annually.

It’s also important to remember that the Federal Reserve doesn’t directly set mortgage rates. Rates are heavily influenced by Treasury yields and the bond market, which respond to inflation, economic conditions and global uncertainty.

With disagreement inside the Fed and another rate hike still possible before year-end, the message for buyers is simple: rates may be easing, but the road ahead is far from certain. Plan accordingly.
