Well, THAT got my attention.

This fascinating piece looks at home as more than architecture, furniture and beautiful things. The spaces we create affect how we live, how we interact, and even how we think.

She was funny. Generous. Brilliant. Unapologetically herself. And she used her success to give back in ways that changed countless lives.

From the tiny one-bedroom cabin where she grew up as one of 12 children to the homes and retreats she collected throughout her remarkable life, this is such an interesting look at another side of a woman who truly was a national treasure.

As mortgage rates have moved higher, more buyers are looking at adjustable-rate mortgages as another way to structure their financing.

Does that mean an ARM is the right choice? Not necessarily. Does it mean it’s worth understanding ALL of the financing options available to you? Absolutely.

The first couple of weeks can tell us a LOT—not because every home should sell in 14 days, but because we're finally getting real information from real buyers.

Are they clicking but not scheduling?

Touring but not offering?

Are we hearing the same feedback repeatedly?

What are buyers choosing instead?

Has new competition entered the market?

Sometimes the information tells us to adjust. Sometimes it tells us to investigate. And sometimes it tells us to stay exactly where we are.

The important part is that we're paying attention.

The question isn't simply, “Why hasn't it sold?”

It's “What is the market telling us?”

Sometimes the answer is to change something. Sometimes it's to investigate. And sometimes it's to stay the course.

A house can need work without being a bad house.

Dated kitchen? Old carpet? Ugly paint? Those may be projects—and projects have a price.

But water where it shouldn't be, questionable electrical work, structural concerns, or a pattern of deferred maintenance? Those deserve a different conversation.

The trick isn't finding a perfect house. It's learning which imperfections are manageable and which ones deserve more investigation before you make a decision.

And what looks perfectly normal when you live in a home every day can look very different through a camera lens.

Clear the counters. Hide the cords. Open the blinds. Move the trash cans. Straighten the pillows. And yes… take the magnets off the refrigerator. 😂
