Archway details + Open Inviting Entry

The first impression of a home starts long before you reach the front door.

This covered archway creates a sense of arrival, while the floor-to-ceiling windows flood the dining room with natural light and make the entire entry feel larger. The coffered ceiling adds architectural detail without overwhelming the space.

Oakland doesn’t quite feel like “Orlando,” and that’s exactly the appeal.

Just a golf cart ride from Historic Downtown Winter Garden, Oakland offers something that’s becoming harder to find in Central Florida: space, character, and a more tucked-away feel without being disconnected from everything.

You’re still about 30 minutes from Downtown Orlando with convenient access to major roads, expressways and Florida’s Turnpike.

But what really makes Oakland interesting?

Custom homes. Larger homesites. Golf cart access to one of my favorite downtowns in Central Florida. And a town that has been intentional about how it grows.

If you’ve been considering Winter Garden but keep wondering, “Is there somewhere nearby that feels a little quieter and more private?” Oakland deserves a closer look.

And Briley Farm is especially interesting. It’s one of the more unique new-construction opportunities I’m watching in this part of the Orlando market, particularly for buyers who don’t want the typical master-planned-community experience.

There are some important differences between buying here and buying in the larger new-construction communities nearby, and those differences matter depending on what you want long term.

Model Home Tour ✨ Entry + Open Concept

Most buyers walk through a model home thinking, “This is beautiful.”

I’m thinking something completely different.

When I tour a model home, I go through it three times:

1️⃣ First, I learn everything I can from the on-site sales consultant.
2️⃣ Then I walk the home as a real estate advisor, looking beyond the staging.
3️⃣ Finally, I experience it through the eyes of one of my clients.

As I walk through this entry and open-concept living space, here’s what I’m evaluating:

✔️ Does the entry create a memorable first impression?
✔️ Will this layout work for everyday living or just look great in a model?
✔️ How many people could comfortably live here?
✔️ Which features are included, and which are expensive upgrades?
✔️ Does the gourmet kitchen justify the added cost?
✔️ Are there any design or resale concerns buyers should know about?

SOLD! Congratulations to my clients who sold their home and made the move to Apopka.

Before listing their home , I wanted to hear what the other side actually looked like for them. The home. The location. The floor plan. The square footage. What their next chapter needed to feel like.

After a few showings, it was obvious. The smaller one-level home wasn’t going to work.

So we did the opposite of what they walked in expecting. A different location, newer construction, and more square footage, not less. I call this right sizing, because every client is different and the usual rules don’t fit everyone. This home fits who they are now and where they’re headed, which happens to include a vacation home out of the country.

This is my 5th time working with this family and each time it has been a pleasure. Wishing them all the best in this home as well as living abroad!❤️
