This 22-mile paved trail is a Central Florida treasure, running from Killarney Station in Oakland through Downtown Winter Garden and all the way up to Apopka. Whether you're a serious cyclist, a casual walker, or a family looking for a Saturday morning adventure, the trail has something for everyone.

Here's what makes it special:

The route through Downtown Winter Garden is unforgettable. The trail runs right down the middle of Plant Street, putting you steps away from the shops, restaurants, and the Farmers Market. Stop for coffee, grab lunch, browse the boutiques, and hop back on. It's exercise and entertainment in one. ☕

The scenery is beautiful. Depending on which section you explore, you'll pass through shaded oak canopies, old Florida orange groves, scenic wetlands, and peaceful residential neighborhoods. The Oakland Nature Preserve is a must-stop for nature lovers.

It's incredibly accessible. Four main stations offer parking, restrooms, bike racks, and water fountains. Bike rentals are available at Killarney Station and Winter Garden Station if you don't have your own wheels.

It connects to even more trails. The West Orange Trail links to the South Lake Trail and is part of the future Coast-to-Coast Connector Trail, which will eventually provide a paved route from Florida's Atlantic coast to the Gulf. 🌴

A home inspection is one of the most important steps in buying a home. It's your opportunity to learn about the property's true condition before you commit to the purchase. Here's what you need to know.

What does an inspector look at? A licensed home inspector will examine the home's major systems and structural components, including the roof, foundation, plumbing, electrical, HVAC, windows, and more. The inspection typically takes two to four hours depending on the home's size.

Should you attend? Absolutely. While you don't have to be there the entire time, showing up for at least the final portion allows you to ask questions and see any issues firsthand. Hearing explanations directly from the inspector can help put the findings in perspective.

What happens after? You'll receive a detailed report outlining the inspector's observations, repair recommendations, and any safety concerns. Don't panic if the report is long. No home is perfect, not even new construction. The goal isn't pass or fail. It's about making an informed decision. 📋

Get pre-approved, not just pre-qualified. Sellers take pre-approval letters seriously because they show a lender has actually verified your finances. A pre-qualification is just an estimate. Pre-approval tells the seller you're ready to close. 🔑

Offer strong but smart. Work with your agent to analyze comparable sales and understand the home's market value. In competitive situations, offering at or above asking price is often necessary, but you should never stretch beyond what the home is worth or what you can comfortably afford.

It's not just a market. It's a community gathering. More than 3,500 visitors attend weekly, and it's easy to see why. Live music fills the air from 9am to 1pm, kids splash in the nearby interactive fountain, and families spread out in the adjacent Butterfly Sculpture Park to enjoy their market finds.

The quality speaks for itself. American Farmland Trust has repeatedly voted the Winter Garden Farmers Market the Best Farmers Market in Florida and one of the best in the entire country. 🏆
