If you're considering buying an Orlando vacation home or investment property, I'd encourage you to do something before spending hours looking through listings.

Understand Orlando.

Understand who comes here.

Why they come.

How they discover the destination.

What experiences they increasingly value.

And how those things are changing.

Because an Orlando property doesn't exist in isolation.

A property doesn't create its own demand. It participates in the demand Orlando creates.

This week's Orlando Weekly Intelligence is a great example.

Visit Orlando and Tripadvisor's Common Ground initiative is exploring the importance of genuine human connection and authentic storytelling, while AI is simultaneously changing how travelers discover and plan their vacations.

For me, the interesting question isn't simply whether either initiative is successful.

It's:

What does this tell us about tomorrow's Orlando guest?

And then, as homeowners and investors:

Is our property positioned to serve them?

That's why my approach to Orlando ownership starts wider than the listing:

Destination → Demand → Guest → Experience → Property → Ownership Outcome

And it's why I've created Orlando Weekly Intelligence™ — to help prospective buyers and existing owners better understand the destination their property ultimately depends upon.

Because strong Orlando tourism doesn't automatically make a property a strong investment.

Orlando creates the opportunity.

SOLD! 🎉🏡🔑

Another happy client.

Another dream made.

Another one closed.

We’ve all seen the post.

But here’s a question:

What does “sold” actually tell you about the quality of the representation?

It tells you a transaction completed.

It doesn’t tell you whether the right questions were asked.

Whether the risks were understood.

Whether the assumptions were challenged.

Whether better options were considered.

Or whether the decision will still feel right when the excitement of closing has passed and ownership becomes real.

There’s nothing wrong with celebrating a sale.

But perhaps we’ve started confusing proof of a transaction with proof of good advice.

They’re not automatically the same thing.

We’ve all seen the property walkthrough.

And to be clear, there’s nothing wrong with showing people a beautiful home.

But here’s my question:

What does the video tell you about the quality of the advice behind the decision?

Did someone ask what the property was supposed to achieve?

Did they challenge the assumptions?

Did they identify the risks?

Did they explain why another property might actually be a better fit?

Or did we just admire the kitchen?

The property is easy to film.

The thinking behind a good ownership decision is much harder to see.

Perhaps that’s the part of representation we should start expecting more of.

Listings are everywhere. Good judgment is rare.

“We saw 17 properties.”

Sounds like your Realtor worked hard, right?

Maybe.

But here’s another question.

Why did you need to see 17?

Were all 17 genuinely aligned with what you wanted?

Did they fit the budget?

The ownership plan?

The lifestyle?

The investment objective?

Or did everyone simply get in the car and start looking at houses?

Showing property is part of real estate.

But showing more property doesn’t automatically mean advising better.

Sometimes the most valuable conversation happens before the first front door is opened.

Because good questions can eliminate the wrong options before they consume your time, attention and energy.

Activity is easy to see.

Progress requires direction.

Sometimes the answer isn’t wrong.

The question was.

“Which property should I buy?”

“What can I get for my home?”

“What’s the projected return?”

“Is now a good time?”

All perfectly reasonable questions.

But the first question isn’t always the best question.

What does this property need to do for you?

What does a successful sale make possible next?

What assumptions are the projections built upon?

What changes if your timeline changes?

A better question can reveal something the original question never allowed us to see.

And once you see it, the decision can look very different.

Perhaps clarity doesn’t begin with having more answers.

Perhaps it begins by improving the question.

Every property begins with a decision.
Every decision begins with a question.

A photograph can show you the property someone sold.

But what about the property they advised a client not to buy?

We see plenty of keys, sold signs and closing photographs in real estate.

And there is absolutely nothing wrong with celebrating those moments.

But they only show us the outcome that was visible.

They don’t show the difficult conversation.

The assumption that was questioned.

The numbers that didn’t quite make sense.

The property that looked right — until someone asked what it was actually supposed to achieve.

Sometimes the most valuable part of representation is helping someone move forward.

Sometimes it’s giving them the clarity not to.

Perhaps we should be asking a different question:

What does good real estate advice actually look like?

Because some of the best work may be the work you never see.

Every property begins with a decision.

What don’t you know… that could change your decision?

It’s a simple question.

But if you’ve never bought an Orlando STR before, it’s surprisingly difficult to answer.

Most buyers know what they’re looking for.

Few know what they might be overlooking.

Community rules.

Guest expectations.

Operating costs.

Management.

Ownership strategy.

Long-term performance.

These things rarely appear in a property search—but they can have a significant impact on the ownership experience.

That’s why I’ve always believed buying an Orlando STR should begin with better questions, not simply more listings.

I completely understand why.

Properties are tangible. They’re exciting. They’re easy to imagine yourself enjoying.

But after years of helping buyers purchase homes and vacation properties throughout Orlando, I’ve found something interesting.

The property itself is rarely the starting point.

The better starting point is understanding:

Why do you want to own?

What are you hoping ownership creates?

What would success actually look like?

Because better ownership outcomes often begin with better questions.

That’s why we start by asking different questions.
