The Federal Reserve might not be ready to declare victory, but the market is moving anyway. With mortgage rates finally dipping to that 5.99% psychological floor, the "wait and see" crowd is starting to lose its patience.

In Florida, we’re seeing a much-needed stabilization in inventory. The frantic, low-supply chaos of the last few years has matured into a more balanced environment where quality builds actually stand out. For those of us on the development side, it’s a welcome shiftβ€”it’s no longer just about having a roof to sell; it’s about the design, the location, and the ex*****on.

It feels like a spring thaw is officially hitting the Sunshine State. The freeze on transactions is cracking, and the momentum is shifting back toward growth. If you’ve been sitting on the sidelines waiting for a sign, 5.99% and a healthy selection of homes is about as clear as it gets.

The window for the "quiet" market is closing. Incentives are starting to reduce.

December housing numbers are out!

Here's what I'm seeing:

Sales +1.3% over Dec 2024
Sales +19.89% over Nov 2025 (somewhat normal to see year end jump)
Prices are FLAT
Pendings are +6.2% over Dec 2024
Pendings are -18% from Nov 2025 (also normal to see pendings down in the final month).
Inventory -1127 homes in Dec

In general the end of 2025 was slightly better than the end of 2024. While not significant, the fact that sales and pendings are higher than 2024 shows directionally the market is improving.

Inventory is the big story:
Inventory is higher than 2024 but is trending down rather quickly. In fact inventory is down -18.4% since MAY. This is a big drop due to a combination of sellers delisting and sales chewing through the excess inventory in the market.

Historically, sales are still VERY low. Rates above 6% are not stimulating the market meaningfully. I think rates below 6% will create a lot of demand. We are back at 6.20% which is quite a bit higher than just 14 days ago.

Patience!

If you're a buyer, you still have the upper hand, but I'd consider these trends working against you and we are likely at the best deals or they were in the last 6 months.
