You clean the shower, replace the caulk, and a few days later it’s back.

Recurring mold is often a sign that moisture is still present behind the tile, grout, or wall assembly. Until the moisture source is identified and corrected, the problem is likely to return.

A proper mold inspection focuses on finding the cause, not just the symptoms.

Not every water stain means you have a roof leak.

On this inspection, the source was damaged HVAC ductwork. When cold air escapes into a hot Florida attic, condensation forms on nearby building materials. Over time, that constant moisture can damage framing, insulation, drywall, and create the perfect environment for mold growth.

This is exactly why every inspection should focus on finding the source of the moisture, not just the visible damage. Identifying the cause is what leads to the right repair and helps prevent mold from coming back.

Not every inspection allows us to open a wall or collect a wall cavity sample, especially in apartments and rental properties.

That doesn’t mean we stop investigating.

When access is limited, we can perform an agitated air sample by disturbing settled particles in the area before collecting the air sample. While it doesn’t replace a direct wall cavity sample, it can provide valuable data points that help us better evaluate whether concealed contamination may be present.

Every property is different, and part of being an Indoor Environmental Professional is adapting the testing strategy to gather the best information possible without causing unnecessary damage.

Brand new home. Brand new HVAC system. Yet the supply plenum was leaking air.

In Florida, cold air leaking from unsealed plenum connections can create condensation when it meets hot, humid air. Over time, that moisture can lead to microbial growth around the air handler closet and plenum connection.

This is one of the most common HVAC issues we find and one of the reasons pre closing inspections matter. Small defects today can become indoor air quality problems tomorrow.

Finding the source of an indoor air quality issue isn’t always as simple as taking an air sample and calling it a day.

During this moisture investigation, elevated moisture levels were detected beneath the bathroom tile near the toilet. While additional evaluation is needed to determine the exact source, the pattern observed is consistent with a possible plumbing-related moisture intrusion that may be originating from the toilet assembly or a nearby plumbing component.

This is why a thorough inspection matters. Taking the time to investigate moisture patterns, building materials, and potential water sources often reveals issues that would otherwise go unnoticed. Moisture is one of the most important factors to identify when trying to understand mold growth and indoor air quality concerns.

The next step here is simple: bring in a qualified plumber to identify and correct the source of the moisture intrusion before further damage occurs.

Remember, mold is often the symptom. Moisture is the problem.

If you’re leaving Florida for vacation, don’t make the mistake of shutting your AC off completely.

This home sat without proper temperature and humidity control while the owners were away. By the time they returned, elevated humidity had allowed microbial growth to develop throughout cabinets, shelving, and other surfaces.

Your AC doesn’t just cool your home. It helps remove moisture from the air. When humidity climbs unchecked, especially during Florida summers, conditions can quickly become favorable for mold growth.

Before your next trip:

• Set your thermostat between 74°F and 76°F
• Keep the HVAC system running
• Consider a dehumidifier if your home is prone to humidity issues
• Have someone check the property if you’ll be away for an extended period
• Monitor indoor humidity and aim to keep it below 60%

A few dollars in electricity can save thousands in remediation costs.
