πŸ”¨ Planning a renovation in an older home? Before you start swinging that hammer, there's something worth knowing.

Asbestos was used historically in a variety of building materials, and here's the tricky part: you generally can't tell whether a material contains asbestos just by looking at it. That's why testing can be an important consideration before certain older or suspect materials are cut, sanded, scraped, removed or demolished.

Finding asbestos doesn't automatically mean your renovation plans are over, either. It means you have information that can help you determine the appropriate next steps and how the material should be handled. So before the cabinets come down, the flooring comes up or the renovation gets underway...test first, demo second.🏑

If you've owned a home long enough, you've probably asked that question at least once. Here's the tricky thing about water: where you find it isn't necessarily where it started. Water can travel along pipes, cabinets, walls and other building materials before finally showing up somewhere you can see it.

That little puddle near the kitchen cabinet could be related to a supply line, drain, dishwasher connection, refrigerator line, condensation or something else entirely. That's why finding the water is only step one. The next question is WHY is it there?

If you spot unexplained water around your home, clean it up but also keep an eye on the area and try to determine the source. If it returns or you're unsure where it's coming from, it's worth investigating rather than simply assuming the problem is where the water appeared.

Homes leave clues. Sometimes those clues are a little...wet. πŸ˜‰πŸ’§

And here's the thing, we're not saying any of those statements are necessarily wrong. We're just going to take a look anyway.πŸ”ŽπŸ‘ That's what an inspection is all about. We don't make assumptions based on the age of the home, what was recently repaired, or what someone has been told about a particular issue. We look. We test what we're able to test. We document what we observe. And then we give you the information so you can make an informed decision.

Because sometimes "it's always done that" is perfectly explainable...and sometimes it's worth asking why. πŸ˜‰

When most of us think of mold, we picture something obvious growing on a wall or ceiling. But sometimes...there's nothing obvious to see. A persistent musty smell, a past leak, excess humidity or a moisture concern may be enough to raise the questionβ€”even when the room looks perfectly normal. And here's the important part: those things don't automatically mean mold is present.

That's where professional testing comes in. Instead of guessing based on what you can or can'tsee, testing can provide actual information and help determine what, if anything, is going on. Because when it comes to your home, answers are a whole lot better than assumptions. 🏑

🌳 Your tree may love your house a little TOO much. πŸ˜‚

We're getting into the time of year when hurricane season can start getting busier, so while the weather is cooperating, take a few minutes to look around your yard.

Are branches touching or hanging over the roof? Shrubs growing right against the house? Palm fronds piling up? How about those random pots, decorations and other odds and ends that somehow multiply around the yard?

Now is a great time to:

🌿 Trim back trees and shrubs
πŸ‚ Clear leaves and debris from gutters and drains
🌴 Remove loose or dead branches and palm fronds
πŸͺ΄ Clean up or organize loose items around the yard
🏑 Give the roofline and exterior a good look while you're out there

Nothing says you have to tackle it all in one Saturday. A little cleanup now means less to worry about if a storm starts heading our way later. And maybe tell that tree it's okay to love your house from a little farther away. πŸ˜‰πŸŒ³πŸ‘

Sometimes it's not the big, obvious things that catch an inspector's attention. It might be a small stain under a sink, discoloration near a window, rust around a connection, or evidence that something has been repaired in the past. The important question becomes: Why is it there? πŸ€”

A small water stain, for example, doesn't automatically tell us what's causing it. Is there an active leak? An old leak that's already been repaired? Condensation? Water coming from somewhere else? That's where experience and a little investigating comes in.

A home inspection isn't just about spotting problems. It's about noticing the clues, taking a closer look, and helping you better understand the home you're buying.
