We looked at a property in Auburndale last quarter that checked every surface box — good photos, stable neighborhood, reasonable rent. Then we ran the cap rate. It came back at 3.8 percent in a market running at 5.5 to 6. The seller was priced about $40,000 above where the deal actually worked. We passed.

Cap rate is Annual NOI divided by purchase price. It strips out the financing, the seller's asking price, and the optimistic rent estimate. It tells you what the asset actually earns relative to what you are paying for it.

In Polk County right now, above 5 percent is worth a serious look. Below that, you need a specific reason to proceed. We will not take an investor client into an offer without knowing this number first.
