🚨 SCAM WATCH EP. 4: Don't Wire Money Until You Do THIS

As a first-time home buyer, what would you do if the wire instructions email looked PERFECT... but was 100% fake?

That's what happened here. The fraud email had every fact and name matching. The ONLY clues: a slightly different email address, a different bank, and NO 4-digit PIN to call and verify.

Our advice after seeing this wire fraud attempt:
✅ Call the title company directly (on a number YOU verify, not from the email)
✅ Call your Realtor first to confirm
✅ Verify the wiring instructions 2-3-4 times — that's the security feature doing its job

One of my favorite stories is not about a king — it's actually about his wife.

A man named Nabal was rude and reckless and almost got his family hurt.
His wife Abigail stepped in. She didn't cause the problem, but she acted calmly, quickly, and respectfully — and she calmed everything down.

In my opinion, THAT is what leadership is.
Leadership is when you stay composed and decisive, even when you didn't cause the problem.

In real estate, that's pretty much every hard negotiation. Someone is upset. The deal is at risk. The person who can stay focused, calm, and act fast is the one who saves the deal.

🚨 SCAM ALERT: The Fake Embassy Stamp Scheme 🚨

We were recently flagged a "fraudulent transaction" — and what we found should worry every land buyer in Central Florida.

A seller claimed he was overseas and had his documents notarized at the Greek Embassy. Even a great agent we know and love trusted him because he had "already closed another deal" at a different title company.

We didn’t. We dug deeper:
✓ Checked the county public record — NO deed had been filed on that "prior sale"
✓ Requested the closing docs from the other title company
✓ Called the Greek Embassy directly to verify the stamp and appointment

Result? The embassy confirmed it was a FAKE seal and no appointment ever existed. We stopped the fraud before it happened again.

What is title fraud?
It's when someone impersonates a property owner to illegally sell land — especially vacant lots.

How can you avoid real estate fraud ?
1. Don't rely on a previous closing as proof
2. Insist on public record verification
3. Verify any embassy or remote notary directly

Scam Watch Episode 2: Fake Land Deals. Avoid This Crucial Scam!

We just uncovered a fraudulent land transaction with a DOCTORED U.S. government stamp and a forged signature.

The scariest part? The documents looked 100% official. Most title companies would have stopped there and said "we're good." A great one keeps digging.

If you're buying land in Central Florida — especially vacant lots — DO NOT skip due diligence:
1. Work with a trusted title company
2. Verify every stamp and signature
3. Ask questions, even if it looks official
