🏡 I keep hearing, “I’m just going to wait until rates come down.”
And I get it. But here’s the part I think a lot of buyers are missing…
Right now, mortgage rates are still hanging in the 6% range, BUT sellers are having to compete for buyers again.
That changes things. 👏🏼
We’re seeing price reductions. We’re seeing sellers willing to help with closing costs. We’re seeing buyers negotiate money toward rate buydowns. And depending on the property, sometimes we can negotiate a combination of all three.
A few years ago? Good luck asking for all that. 😂
Here’s what I tell my buyers:
If rates come down, they don’t just come down for YOU. They come down for everybody sitting on the sidelines waiting right along with you.
More buyers qualify.
More buyers start shopping.
Competition increases.
And sellers may not be nearly as willing to negotiate.
So yes, waiting for a lower interest rate might save you money.
But what if you can negotiate $20K off a house today, get the seller to contribute toward your closing costs AND buy your rate down?
Which deal actually puts you in the better position?
THAT is the question we should be asking.
Instead of trying to predict interest rates, let’s take the house you want right now and actually run the numbers.
What can we negotiate?
What would your payment be?
What would the same house/payment look like if rates dropped?
And most importantly
what are you actually gaining by waiting?
Maybe waiting makes sense. Maybe buying now makes more sense.
I’m never going to tell somebody to buy a house just for the sake of making a sale. But I will absolutely help you look at the numbers so you can make an educated decision instead of sitting on the sidelines trying to predict a market none of us can perfectly predict.
There are deals to be made in this market. You just have to know how to negotiate them. 😉🏡
