Everybody loves the idea of paying less in taxes.

But here’s the part nobody should skip:

If your city loses millions in revenue, what gets cut?

🎆 Events?
📚 Libraries?
🌳 Parks?
🏟️ Recreation programs?
🚓 Local services?

And if that money still has to come from somewhere… does it eventually show up as higher fees, different taxes, or fewer services?

That doesn’t make the proposal automatically good or bad.

It means you should know the tradeoff before you vote. 🔥

💰🏡 BABY BOOMERS ARE CRUSHING MILLENNIALS AT THE OFFER TABLE.

And the reason is simple: cash.

According to NAR, 46% of buyers ages 71–79 and 39% of buyers ages 61–70 purchased their homes without financing.

Compare that with just 3% of younger millennials and 7% of older millennials. 😳

Many boomers are selling longtime homes, unlocking decades of equity, and rolling that money directly into their next purchase.

That can give them a major advantage:

✅ Stronger offers
✅ Fewer financing contingencies
✅ Potentially faster closings
✅ No monthly mortgage payment
✅ More negotiating flexibility

But there’s a tradeoff. Tying up a large amount of cash in real estate can also mean having less money readily available during retirement.

🔥 So if you’re competing against a cash buyer, price alone may not win the deal. Offer structure matters.

🚨 FLORIDA PROPERTY TAXES COULD BE ABOUT TO CHANGE IN A BIG WAY. 🏡💰

Florida Realtors has officially launched its “Vote Yes on 3” campaign ahead of the November election, putting Amendment 3 squarely in the spotlight.

If approved, the amendment would increase the homestead exemption for certain non-school property taxes and cut the annual assessment cap on non-homestead properties from 10% to 5%. That means this isn’t just a homeowner issue. It could matter to landlords, investors, second-home owners and commercial property owners too.

Supporters say it could provide meaningful property-tax relief and more predictability. Critics, including public-safety organizations, have raised concerns about the potential impact on local government revenue and services.

🔥 This could become one of the biggest Florida real estate issues on the November ballot.
