Ask for a loan estimate from at least 2–3 lenders. Rates, fees, and terms can vary more than you think.
3️⃣ Bring your agent to EVERY showing
That new build model home rep? They work for the builder. Your agent works for you.
4️⃣ See homes at different times of day
Morning traffic vs. evening traffic = very different story 👀
5️⃣ Read HOA rules BEFORE you fall in love
Parking restrictions? Rental rules? No work trucks? No chickens? Read first 😅
6️⃣ Budget beyond the down payment
Property taxes, insurance, closing costs, moving expenses… they add up FAST.
7️⃣ Leave breathing room in your budget
Just because you qualify for a payment doesn’t mean you’ll love that payment every month.
8️⃣ Ask your inspector about future expenses
“How much life is left in the roof, HVAC, water heater?” = smart questions.
