We see it all the time: buyers glance at the bottom line, then later realize closing costs and prepaid/escrow items can shift between the Loan Estimate and the final Closing Disclosure. Even with the same interest rate, small timing differences can change what you bring to closing.

Ask your lender to walk you through the Loan Estimate line-by-line:
Down payment
Closing costs
Prepaid/escrow items

Then compare it to the Closing Disclosure before you sign. That’s how you spot the “wait, why did it change?” moment early.

We see it every cycle: taxes or insurance change, or a loan term gets updated, and the lender “updates it” later. The part you should demand is the mechanism.
Ask your lender to show what automatically re-calculates when your taxes/insurance/loan terms change, and whether that update can reach you before your final disclosure date.

If they can’t explain the exact recheck mechanism and timeline, you’re not getting innovation.
You’re getting speed.

The 2-number trap:
Cash to Close
Estimated first-year PITI (taxes/insurance + any FHA MIP/MI)

Ask your lender for one quote that lowers rate using points, and one quote that keeps the rate higher. Then pick based on which one gives you the lower first-year PITI AND the smaller cash to close.

Because the rate is a headline. Cash to close and PITI are what actually pay the bills.

You can’t refinance away surprise fees.

If you don’t ask where your lender’s rate/points math lives on the Loan Estimate, you may be paying upfront costs that won’t be recouped before you’re likely to move.

Before you lock, request a 1-minute breakeven: cash-to-close vs. estimated savings by month 12 (same purchase price/down payment). If the breakeven is beyond your ‘stay’ timeline, you’ll know whether you’re buying a mortgage, or just paying for it.
