Signing a listing agreement should not be the moment the strategy becomes vague.

A seller should know what happens next.

How will the property be positioned?
How will the presentation be built?
Where will it be distributed?
How will buyer response be evaluated?
What happens if the market gives us information we need to act on?

A serious marketing plan should answer those questions before the home is simply placed in front of the public.

The listing agreement authorizes the relationship.
The marketing plan defines the work.

Before you sign, ask to see both.

While insurance carriers in storm‑heavy areas (Midwest, South, Plains) were the first to adopt higher or percentage-based wind and hail deductibles, multiple sources show the trend started regionally and is now entrenched across the U.S. continuing to expand as severe weather spreads to new areas. This option lowers premiums but the insured will be out of pocket more if a loss occurs.

Not all second homes are treated the same. Whether a property is used primarily for personal enjoyment, short-term vacation use, or as a rental investment can affect financing options, tax treatment, and deductible expenses. Understanding those differences before buying can help homeowners make smarter long-term decisions. If you'd like to explore your options, I'd be happy to help.

The way a second property is used, personal enjoyment, limited vacation use, or rental income, can significantly affect financing, taxes, and long-term investment benefits.

Many homeowners are surprised to learn that market value and assessed value are not the same thing. Market value is what a buyer may be willing to pay based on current demand, recent sales, condition, location, and competition. Assessed value is used by the local taxing authority to help calculate property taxes and may follow different rules, timelines, exemptions, or limits. That is why your tax assessment may be higher or lower than what your home could actually sell for. If you are wondering what your home may be worth in today's market, contact me. I can help you look at the real estate side of the numbers.

Here’s a Long Island buyer question that usually tells you more than “What style house do you like?”

Assume the house itself works.

What changes your decision most?

A — Commute
B — Property taxes
C — Lot size / privacy
D — Being close to the water or a Main Street

There’s no universal right answer. That’s the point.

Two buyers can look at the same home and make completely different decisions because they’re solving for completely different lives.

Pick A, B, C or D — and if there’s an E we missed, give us that too.

Follow ForHomeSales for Long Island home-search strategy, local perspective and the tradeoffs that actually shape a move.

Buying another? The first step isn't looking at homes online; it's understanding your options. Start by finding out how much equity you have, what your current home is likely worth, and what you can comfortably afford for your next purchase. From there, you can determine whether it makes more sense to sell first, buy first, or coordinate both transactions. Having a clear plan before you start helps reduce stress, avoid costly surprises, and gives you more confidence throughout the process. If you're considering making a move, let's sit down and create a strategy that's tailored to your goals and today's market.

If someone had one free afternoon on Long Island, where would you send them?

Not where a travel guide says they should go. Your answer.

A Main Street you actually enjoy walking. A beach you keep going back to. A restaurant worth the drive. A park, harbor, farm stand, neighborhood or little place most people outside the area would miss.

Name the town or place — and tell us what they should do when they get there.

We’re building a better picture of Long Island from the people who actually know it.

Follow ForHomeSales for Long Island homes, local places and the kind of neighborhood knowledge that doesn’t come from a listing sheet.

A listing agreement is not a marketing plan.

If you’re thinking about selling on Long Island, ask what happens after you sign — before you decide who gets the listing.

The property should be positioned before it goes live.
The presentation should feel like one campaign.
The distribution plan should already exist.
And after launch, the response should actually be watched and interpreted.

Because “we put it on the MLS” describes a distribution step. It does not describe the entire marketing strategy.

Before you hire a brokerage, ask:
“What exactly happens between signing the agreement and launching my home?”

Save this for the day you interview agents.

Follow ForHomeSales for the strategy behind selling on Long Island — not just the listing photos.
