🏡 REAL ESTATE MYTH BUSTERS! 🏡
There are SO many myths about buying and selling real estate. Let's bust a few of them! 👇
1️⃣ MYTH: “I should price my home high because I can always lower it later.”
FACT: Overpricing can cause your home to sit on the market while buyers wait for a price reduction. Strategic pricing from the beginning can create more interest, showings, and potentially multiple offers.
2️⃣ MYTH: “Professional photography isn't really necessary.”
FACT: Most buyers begin their home search online, and your photos are often their first impression. Great photography can make buyers want to see your home in person.
3️⃣ MYTH: “The highest offer is always the best offer.”
FACT: Not necessarily! Price is important, but financing, contingencies, appraisal terms, closing date, and the likelihood of successfully reaching settlement all matter.
4️⃣ MYTH: “I need to completely renovate my home before selling.”
FACT: Not every renovation makes financial sense. Sometimes cleaning, decluttering, fresh paint, small repairs, and strategic updates can make a bigger impact than a major remodel.
5️⃣ MYTH: “The longer my home is on the market, the more exposure it gets.”
FACT: More time on the market isn't always better. Buyers may begin wondering why it hasn't sold. Getting the price, condition, presentation, and marketing right from the beginning matters.
6️⃣ MYTH: “I should always wait until spring to sell.”
FACT: Buyers are looking throughout the year. The right time depends on your home, your goals, inventory, competition, and current market conditions.
7️⃣ MYTH: “My home is worth whatever my neighbor's home sold for.”
FACT: Two homes in the same neighborhood can have very different values based on condition, updates, lot, location, views, layout, and features.
8️⃣ MYTH: “I don't need to declutter before listing. Buyers can see past it.”
FACT: Buyers need to be able to picture themselves living in the home. A clean, organized, uncluttered space makes it easier for buyers to focus on the home itself.
9️⃣ MYTH: “An online home-value estimate tells me exactly what my home is worth.”
FACT: Online estimates can be a starting point, but they don't know everything about your home. Condition, improvements, location, views, unique features, and current competition can all affect value.
🔟 MYTH: “The first offer is never the best offer.”
FACT: Sometimes the first buyer is the most motivated buyer! Every offer should be evaluated based on the complete terms—not simply when it arrived.

FACT: Even a beautiful home needs the right price, presentation, photography, marketing, and exposure to reach the right buyers.

FACT: The highest promised price doesn't always mean the highest final sale price. You deserve an agent who will give you honest advice based on the market—even when it's not the number you hoped to hear.

FACT: Not necessarily! Sometimes simple changes—rearranging furniture, removing clutter, freshening up rooms, and highlighting your home's best features—can make a huge difference.

FACT: Buyers notice more than you think. Odors, clutter, deferred maintenance, outdated fixtures, and poor presentation can affect how buyers feel about a home and what they're willing to offer.

FACT: Sometimes price isn't the only issue. Condition, presentation, photography, marketing, exposure, or how the home is positioned against the competition may also need to be addressed.
