To ensure the best pricing recommendation, let's also consider 3 essential components:
⭐ Seller's competition
⭐ Recent price reductions
⭐ Buyer's mortgage payment

So what does this mean, and why does it matter?

🏡 'Comps' tell you where the market has been. Active competition tells you what the seller is up against right now. 🔻 Price reductions tell you where sellers may have already overshot. 💰 Payment tells you what buyers are actually feeling.

Buyer: How do you make a decision on a neighborhood when there are so many great options?

Us: Great question! We have compiled a list of things for you to consider when searching for "the one!"

✔️ Transportation - what does the commute look like for you? Whether that's to work, school, or the grocery store, if you don't want to be more than 10 minutes away from everything be sure to keep this at the top of your list!

✔️ Schools - is this a deciding factor for you? The time it takes to get to your preferred school, walkability, bus options etc... consider all factors if this is top of mind for you.

✔️ Shopping + Dining - is it important to be close to shopping and dining? Are you wanting to be within walking distance, within minutes, or is this not important to you?

✔️ Neighborhood "Vibe" - does the neighborhood match your lifestyle? Are you looking for amenities, is having an HOA a dealbreaker, or do you prefer the uniformity it brings?

✔️ Safety - research the crime statistics in the areas you're interested in & take it one step further by visiting the area at different times of the day.

✔️ Future development - is this a new construction community? Are the amenities offered complete? Is there potential for a strip mall going up across the street?

At the end of the day it IS important to pay attention to what you want in your new home, but also your new neighborhood.
