Everyone thinks foreigners drive this market. 70% are local.

There is a common assumption that foreign money drives the Atlantic Seaboard. The data says otherwise.

Foreign buyers have consistently made up 29 to 30 percent of sales. Seventy percent of this market is local. And of last year’s R8.2 billion in sales, a 46 percent jump on the year before, only twenty percent was mortgage financed. The rest was cash.

These figures are consolidated through Propstats, and not every agency uploads, so treat them as a strong indication rather than a census.

Six months ago we suggested that the Atlantic Seaboard was defined by scarcity, global demand, and irreplaceable location.The second quarter has not altered that central premise. If anything, it has reinforced it.The macro backdrop became more complex. Geopolitical tensions intensified. Inflation expectations shifted. Capital became more selective.

That selectivity is why the Atlantic Seaboard continues to command attention.The Q2 data confirms it. R3.56 billion in transferred value across the first half. Q2 strengthened on Q1, up approximately 13%. Foreign purchasers at 26.2% of value. Cash buyers at 80.8%. Premium-node transactions clearing R160,000 per square metre.

The most important observation is qualitative. Buyer quality has improved. The market is not being driven by speculation. It is being driven by conviction.

Global uncertainty has increased. Confidence in the Atlantic Seaboard has not.

24-hour security and 30 tons of cleaning a month, paid for privately.

Twenty years ago, Sea Point was in poor condition. Undesirable, in Paul’s own word.

So the owners fixed it themselves. Developers and owners, ourselves among them, founded the City Improvement District: 24-hour security on the main road, a private cleansing operation lifting around thirty tons of waste a month above what the city collects, and social workers who work with the homeless.

None of it appears in a brochure. It is the cost of making an area liveable again, paid by the people who chose to stay in it.

In sectional title, the levy is not the cost of the apartment. It is the operating budget of the building. A building operating on an inadequate budget is a building storing up a special levy for later. R30,000, R50,000, R80,000 per unit, payable in a lump sum on 30 days notice.

The reserve fund is the single number that tells the buyer whether that bill is coming. Every body corporate discloses it annually. Most buyers never look.

Everyone saw risk in Sea Point. We saw an opportunity.

Twenty years ago, bringing capital back into Sea Point looked like a risk to most people.

We saw it differently, because we lived in the area and understood its temperature. There was a disconnect between the multimillion-rand homes on the slopes and the high street below them. That gap was the opportunity.
