Cape Town is becoming one of the most desirable cities in the world. But for many locals, it is becoming impossible to afford a home in the city they grew up in.

The Netherlands faced a similar problem.

Instead of allowing investors to endlessly buy residential property for rental income and short-term profit, Dutch cities introduced strict protections:

• In many areas, investors cannot rent out homes for the first 4 years after purchase
• Heavy taxes apply to second properties
• Buy-to-let mortgages face stricter rules
• Rent caps protect affordability
• Municipalities can fine illegal rentals with penalties exceeding €25,000

The goal was simple:
Homes should first serve communities — not speculation.

Imagine if the Western Cape Government Mayor Geordin Hill-Lewis explored similar protections:

• Prioritizing primary residence ownership
• Limiting speculative property accumulation
• Regulating short-term rental saturation
• Creating incentives for long-term affordable housing
• Protecting young South Africans from being priced out of their own neighbourhoods

Cape Town should not become a playground only for global investors while local families are pushed further away from opportunity.

Housing is not just an asset class.
It is the foundation of stable communities.
