🏡 SELLING A HOME? CHECK THE BUILDING PLANS FIRST

A well-presented home attracts attention, but its paperwork deserves attention too. For Kouga homeowners preparing to sell, now is a useful opportunity to check whether existing buildings and alterations match municipal approvals.

Kouga Municipality’s building-plan penalty amnesty closes on 15 December 2026. Qualifying owners can apply to regularise historic unauthorised building work without paying the higher alternative tariff normally charged for such work.

The conditions matter:

• Only unauthorised work undertaken before 31 December 2024 qualifies.
• Standard building-plan application fees remain payable.
• Cases where legal action has already been taken are excluded.
• Municipal by-laws, planning requirements and building regulations still apply.

The amnesty provides conditional penalty relief. It does not automatically approve an unauthorised structure. Each application is assessed on its merits.

Before listing, homeowners should gather their approved plans, check existing alterations against those records and identify any missing documentation. Questions about eligibility or outstanding approvals should be discussed with Kouga’s Building Control Department and an appropriately registered building professional.

For sellers, preparing the paperwork early is a practical part of preparing the property.

Homeowners considering their next move can contact Diane Walters at Choice Properties to discuss marketing their home.

Let's be honest – being an estate agent is about far more than putting a property on Facebook, arranging viewings and collecting commission.

The property industry needs qualified, ethical and professional practitioners who understand the responsibility that comes with handling someone's biggest financial investment.

Unfortunately, we see too much unprofessional conduct:

People practising without the necessary qualifications or compliance.

Agents who disregard professional ethics.

Agents who work behind colleagues' backs and undermine business relationships.

Deals and clients being handled without transparency.

A lack of respect, honesty and accountability.

Being an estate agent is not just about earning commission. It is about trust, integrity, knowledge and doing the right thing – even when nobody is watching.

Competition is healthy. Unethical behaviour is not.

At Choice Properties Jeffreys we believe that professionalism, compliance, transparency and integrity should never be optional.

Let's raise the standard of our industry. Our clients deserve nothing less.
