🏡 BUYING A HOME IN SOUTH AFRICA: THE PROCESS, STEP BY STEP
Buying a home is exciting — but knowing what happens next makes the journey so much easier!
Here’s a simple guide to the home-buying process in South Africa:
1. KNOW WHAT YOU CAN AFFORD
Work out your budget. Remember to consider more than just the monthly bond repayment. Include rates, levies, insurance, maintenance and other expenses.
2. GET PRE-QUALIFIED
Speak to your bank or a bond originator. Pre-qualification gives you a clearer idea of your buying power before you start viewing properties. Remember, it is not final bond approval.
3. FIND THE RIGHT PROPERTY
Identify your needs, preferred suburbs and lifestyle requirements. View properties that fit your budget and long-term plans.
4. MAKE AN OFFER
Once you find the right property, you submit a written Offer to Purchase (OTP). Pay close attention to the purchase price, deposit, occupation date, fixtures and fittings, and any suspensive conditions.
Remember: an accepted Offer to Purchase is generally legally binding.
5. APPLY FOR YOUR HOME LOAN
If you're financing the purchase, your bond application is submitted to the bank. The bank assesses your financial position and the property before granting final approval.
6. THE LEGAL PROCESS BEGINS
The conveyancing attorney handles the transfer process. If you are financing the property, the bank will also appoint a bond registration attorney.
You’ll need to provide the necessary documents and complete the F**A requirements.
7. BUDGET FOR TRANSFER AND BOND COSTS
Remember to allow for applicable transfer duty, conveyancing fees, bond registration costs and other related expenses. Transfer duty does not apply where VAT is payable on the transaction.
8. REGISTRATION AT THE DEEDS OFFICE
Once all requirements are met, the attorneys lodge the documents at the Deeds Office. When registration takes place, ownership officially transfers to you.
9. COLLECT THE KEYS! 🔑
Congratulations! You're officially a homeowner. Take occupation according to the date agreed in your Offer to Purchase and arrange your municipal services.
