Buying or selling a property is exciting, but signing an Offer to Purchase (OTP) is also a serious step.

Once an agreement has been concluded, both buyer and seller may have important obligations to fulfil.

There may also be suspensive conditions, deadlines and other terms that need to be carefully understood.

Before signing:
✔ Read the entire agreement
✔ Understand the suspensive conditions
✔ Take note of important dates and deadlines
✔ Ask questions about anything you don’t understand
✔ Get professional advice where necessary

Know what you are signing before you sign it.

🏢 What are you actually paying for when you pay a levy?

A sectional-title levy generally contributes towards the shared costs of running and maintaining the scheme.

Depending on the development, this may include:

• common-area maintenance
• building insurance
• security
• garden services
• management costs
• reserve funding

The important part is that not every scheme is the same.

Before buying, make sure you understand exactly what the levy covers, what the scheme’s financial position looks like, and what maintenance responsibilities may still fall to you as the owner.

A lower levy is not automatically better — and a higher levy is not automatically a problem. The real question is what you are getting for it and how well the scheme is managed.
