Meet Maureen Howroyd. 💚

Great property management is not only about keeping things moving — it is also about knowing how to look closely at the detail.

Maureen joined the property industry in 2021, bringing with her a strong financial and business background that adds valuable perspective to the work of scheme management.

Today, as Director | Portfolio Manager at LYHMM, she applies that practical mindset to the everyday realities of community living — where communication, organisation and decision-making all need to work together.

One of the most useful lessons her experience brings is this:
Don’t stop at the number. Understand what sits behind it.

Whether reviewing quotations, budgets or expenses, the real value often comes from asking the next question:

What is included?
What is excluded?
What changed?
What still needs to be clarified?

That kind of thinking helps create better decisions — and stronger working relationships.

We’re proud to introduce Maureen as part of the LYHMM team and leadership story.

08:42 — “The light isn’t working.”

08:45 — Which light? Where? Since when?

A small example, but a useful one.

Now compare it with this:

“The walkway light outside Building B’s stairwell has not switched on since Monday evening. Photo attached. Please confirm the next step and when we can expect an update.”

Same issue.

Much clearer starting point.

When reporting something, think:

WHERE?
Where exactly is the issue?

WHAT?
What is happening?

WHEN?
When was it first noticed?

SUPPORTING INFORMATION?
Would a safe photograph or additional detail help?

WHAT NEXT?
Ask what the next step is and when an update can reasonably be expected.

Clear information doesn’t solve the problem on its own — but it gives the next person something useful to work with.

Three quick questions with Yolande Owen. 💚

Where did it start?
New-development portfolio management in 2006.

What came next?
Rental experience, followed by a return to sectional-title portfolio management in 2010.

And today?
Director & Portfolio Manager at LYHMM.

Yolande’s journey gives us a useful reminder:

Not every community is at the same stage.

A newer development may be pulling together systems, records and service arrangements.

An established scheme may be working through long-standing maintenance, governance or communication matters.

So before jumping into another generic to-do list, try asking:

What is already settled?
What remains unresolved?
What has changed?

Different stage. Different priorities.

Same need for clarity.

PROMISE: Service Excellence.

PROOF: That’s where the conversation gets interesting.

Professional credentials matter.

So does knowing who your point of contact is.

So does understanding what reporting you’ll receive.

And so does knowing what support actually looks like once the paperwork is signed.

At LYHMM, our published information includes NAMA membership, PPRA registration, professional indemnity cover, dedicated portfolio management and monthly financial reporting.

But here’s the important bit:

Credentials open the door. The working relationship is what happens after you walk through it.

Ask questions.
Understand the scope.
Know who does what.
Know what you can expect.

That’s where trust starts becoming practical.

R10,000 budgeted.
R12,000 spent.

Good? Bad?

Neither — not until you know why. 📊

Let’s break it down.

Budget: R10,000
Actual: R12,000
Difference: R2,000 over budget

Now comes the useful part:

What changed?

Was additional work approved?

Did the scope grow?

Was something allocated differently?

Does the amount include something that was not originally anticipated?

The same thinking applies when spending comes in below budget.

Is it a genuine saving — or is work still outstanding?

A figure tells you what happened.

The explanation helps you understand what it means.

When reviewing your scheme’s finances, try this rhythm:

Notice → Ask → Understand → Record the next action.

2010 - Lettings.
2016 - Property Manangement.
2023 - Co-founding LYHMM.
Today - Director & Portfolio Manager.

Meet Lizel Van Niekerk. 💚

Careers rarely move in perfectly straight lines — and that is often where the most useful experience is built.

Lizel’s journey through property has given her exposure to the realities behind the title: people, communication, administration and the many moving parts that come with community living.

Her introduction also gives us a useful tip for trustees and directors beginning a new management relationship.

Don’t assume your scheme’s priorities are obvious.

Try creating a simple one-page scheme snapshot containing:

• Your three most important current priorities
• Any unresolved matters
• Your next significant deadline or meeting

It gives everyone a clearer place to start.

Because getting to know the people is one half of the introduction.

Helping them understand your community is the other.

We’ll be introducing more of the LYHMM team throughout the month.

Five questions worth taking into your next trustee meeting:

1️⃣ Who is our main point of contact?

Know exactly where routine queries should go — and what happens when that person is unavailable.

2️⃣ What financial information should we expect each month?

Understand what you’ll receive, when it arrives and who can help unpack it.

3️⃣ What happens when something is urgent?

A routine request and an urgent issue should not necessarily follow the same path.

4️⃣ Who has authority to approve the next step?

Coordinating something and approving it are not always the same responsibility.

5️⃣ How are outstanding matters tracked?

A useful update should tell you what is happening, who is responsible and what happens next.

None of these are complicated questions — but the answers can make a big difference to how smoothly communication flows.

Save this one for your next meeting.

Hello, we’re LYHMM Properties.

A Johannesburg-based property management team specialising in Body Corporate and HOA management.

We work alongside trustees, directors and owners to help keep the day-to-day moving — with clear communication, practical support and greater visibility over the things that matter.

Welcome to our corner of the internet. 💚

This is where we’ll be sharing the people behind LYHMM, practical trustee guidance, financial insights, scheme-management know-how and a closer look at what happens behind the scenes.

Because property management is rarely just one thing.

It’s the meeting being prepared for.
The financial report being reviewed.
The query that needs a next step.
The maintenance item that can’t simply disappear into an inbox.

And behind all of it? People.

Over the next few weeks, we’ll introduce you to ours — and share information designed to make community-scheme management a little clearer and easier to navigate.

If Body Corporates, HOAs or community living form part of your world, you’re in the right place. Follow LYHMM — there’s plenty more coming.
