🏡 Selling your home? Make sure you have the RIGHT estate agent by your side!

A lot of people underestimate just how much difference a good agent makes. Here's the truth:

💰 They price your home correctly — not too high, not too low
📸 They market it professionally — great photos, right platforms, maximum exposure
👥 They have buyers ready — less waiting, more offers
🤝 They negotiate hard on your behalf — this alone can be worth tens of thousands
📋 They handle all the admin & compliance — so nothing falls through the cracks

Selling a home is one of the biggest financial decisions you'll ever make. Don't leave it to chance — choose an agent who knows your area, has a proven track record, and will fight to get you the best price.

🏠 Thinking of selling your home this year? Read this first.
The South African property market in 2026 is not forgiving of overpricing.
Homes that are priced correctly and presented well are selling — sometimes within 2 months. Homes that are priced too high? Buyers are scrolling right past them.
And it makes sense. Buyers today are doing their homework. They know what things are worth, and in a market still shaped by cost-of-living pressures, they're not going to stretch for a listing that feels unrealistic.
The sellers winning right now are the ones who let go of what the market looked like 2–3 years ago and focus on what it looks like today.

Smart Home Tech: What Home Buyers Actually Want
In South Africa's property market, smart home technology has shifted from a high-end luxury to a practical necessity. Driven by the country's energy crisis and security concerns, today's buyers are looking for tech that solves real, everyday problems rather than simple gadgets.
Key Takeaways:
• Energy Independence is King: Driven by years of load shedding, properties featuring solar panels, inverters, and battery storage attract the strongest buyer interest—often commanding a 5% to 10% price premium.
• Layered Smart Security: High-priority features include app-controlled security cameras with motion detection, smart locks, and electric fencing integrated with immediate smartphone alerts.
• Fibre & Connectivity: Homes with structured cabling and robust whole-home Wi-Fi are highly sought after by remote workers and families.
• Novelty vs. Necessity: While automated lighting, smart appliances, and robotic pool cleaners are nice bonuses, they do not meaningfully drive-up property values.
Sellers looking for the best return on investment should focus heavily on power security, physical security, and reliable connectivity.

🏡 SARB just raised the repo rate — here's what it means for property buyers and sellers.

Effective today (29 May 2026), the South African Reserve Bank increased the repo rate by 25 basis points to 7.00%. The prime lending rate now sits at 10.50%.

What this means practically:
→ Monthly bond repayments increase immediately on variable-rate home loans
→ Buyer affordability tightens — qualification amounts drop
→ Sellers may need to price more competitively to attract serious buyers

Is this a reason to pause? Not necessarily. Property remains one of the most effective long-term hedges against inflation — but timing and pricing strategy matter more than ever right now.

If you're thinking of buying or selling in the current market, let's chat. I'm here to help you navigate the numbers.

🏠 South African Property Alert: Can a Seller Back Out of a Signed OTP? ❌
Think signing an Offer to Purchase (OTP) leaves room for second thoughts? Think again! Once all suspensive conditions (like bond approval or a home inspection) are met, the contract is 100% legally binding.
If a seller tries to cancel after this point, they are in breach of contract and could face a massive financial hangover.
Here is what’s at stake for the seller:
• ⚖️ Forced Sale: The buyer can take the seller to court to force the transfer to go through anyway.
• 💸 The Agent’s Commission: The estate agent has done their job. They can claim their full commission directly from the seller.
• 📑 Wasted Legal Fees: The conveyancing attorneys can demand payment for all the administrative work and searches done up to that point.
• 🚗 Buyer’s Damages: The buyer can sue for out-of-pocket expenses, including moving costs, rent paid if they’ve already vacated their old home, or bond registration fees.
The Bottom Line: Once those conditions are met, there is no easy exit. Sellers looking to back out should speak to a property attorney immediately—or prepare for a very expensive legal battle!

The Bank Penalty Trap 🏦
🚨 Don't let your bank fine you thousands for selling your home!
Many South African homeowners make a costly mistake months before they even find a buyer. They forget the 90-Day Bond Cancellation Notice.
Here is how the trap works:
• 📉 Banks require 90 days' written notice to cancel your existing home loan.
• ⏳ If you sign an Offer to Purchase and your property transfers to the new owner before that 90-day period is up, the bank charges penalty interest.
• 💸 This "bond cancellation penalty" is calculated on your remaining loan balance and can easily wipe R10,000 to R50,000+ out of your hard-earned profit.
💡 Pro Tip: If you are even thinking about putting your house on the market, give your bank written notice today. It costs nothing to issue, it usually lasts for up to 6 months, and it protects you from unnecessary penalties!
