I know it's felt tough out there lately, and the numbers back that up — roughly 75 to 80% of Johannesburg properties currently sell below asking price, with only about 1% selling above. That's not a Bryanston or Sandton-specific problem, it's the whole city.

But here's the encouraging part: correctly priced homes in high-demand pockets like Rosebank, Sandton C*D, and well-priced sectional title units in Bryanston are still attracting multiple offers quickly. The market hasn't stalled — it's rewarding accurate pricing and punishing overpricing harder than before.
