The single most useful thing you can do before starting a property search?

Get your brief right.

Not just "3 bedrooms in a nice area" — that describes half the properties on the market. A useful brief goes deeper:

🔍 What does this move need to solve? (Space, school, commute, lifestyle?)
🔍 What's your actual budget — purchase price AND the ongoing costs?
🔍 Which features are non-negotiable vs. nice-to-have?
🔍 What are you prepared to compromise on, and what would be a dealbreaker?
🔍 How quickly do you need to move?

When you can answer these clearly, your search becomes more focused. You stop wasting time on properties that look right online but don't fit in real life. And your agent can actually help you — instead of sending everything within 20km of a vague area.

A clearer brief almost always leads to a shorter, less stressful search.

Here's something that surprises more sellers than you'd expect:

A higher asking price doesn't automatically produce a higher selling price.

In fact, it often does the opposite.

When a property is priced above where the market thinks it belongs, buyers don't rush in with bigger offers — they scroll past. Or they view it, feel it's overpriced, and wait.

The longer a property sits, the more buyers assume something is wrong with it. Eventually, a price reduction happens anyway — often lower than where a sensible starting price would have landed.
