On Abland’s current portfolio, The Rubik (located on the corner of Loop and Riebeek Street in Cape Town) stands out for its high-tech structural magic.

Inspired by a Rubik’s Cube, the upper glass office and residential levels are shifted at 45-degree angles off the building's main axis. To make these glass modules appear as though they are floating in mid-air over the city skyline, structural engineers had to use heavy post-tensioned concrete cantilevers to suspend the twisted upper floors over the street level without obstructing floor-to-ceiling views of Table Mountain!

Congratulations to Abland Property Developers on the official opening of Central Blue Shopping Centre in Blue Downs, Cape Town. As the centre’s architects, we were proud to attend the launch event and celebrate alongside the rest of the professional team.

Anchoring the southern edge of the proposed Central Blue Precinct, the centre connects existing and future communities through a shared destination, bringing shopping, dining and other services closer to residents of Central Blue Estate and the wider Blue Downs community. The centre is designed to link with the estate’s parks and a planned private school, giving residents easy access on foot, while also serving customers travelling along the adjoining main roads and future MyCiTi bus route extensions.

The centre’s architectural character brings together rustic brickwork, textured plaster, warm timber tones and refined steel detailing to create a contemporary identity grounded in place. Its expressive material palette establishes a distinctive presence along Hindle and Endurance Roads, tying the development into its urban context.

At the heart of the design is the human experience. A sculpted food court canopy creates a sheltered space for gathering and connection, while vibrant mural art transforms the centre’s façades into a colourful canvas that celebrates local identity and enlivens the built environment. Together, they create an engaging, memorable experience where architecture fosters interaction, belonging and a lasting sense of place.

Central Blue Shopping Centre

This Week in Property:

Abland Property Developers opened the Central Blue Shopping Centre in Blue Downs, Cape Town. The fully let mall offers ±8 000m² of GLA on a 1.8ha site at the corner of the M54 and Endurance Road.

· Annual CPI was 4.5% in September, up from 4.4% in August.

· Retail trade sales increased by 3.3% y/y in August while wholesale trade sales decreased by 0.9%.

· Redefine Properties launched a R106m, first-of-its-kind municipal solar wheeling project in Cape Town with its Blue Route Mall in Cape Town awarded a Net Zero Level 2 certification by the Green Building Council South Africa (GBCSA).

· Calgro M3 is targeting the completion of its non-core asset disposal programme within 5 years.

· The value of private-sector building plans passed rose 4.7% y/y between January and August 2026 while the value of buildings reported as completed fell 9.8%,

· Spear REIT Limited beat its FY2027 guidance with 8% increase in its DIPS during the six months ended 31st August 2026.

· The City of Cape Town’s Development Management Department is establishing a specialist hub to process high-impact developments.

· Clicks increased group turnover by 5.4% for the year ended 31 August 2026, crossing the R50bn milestone for the first time.

· Shree Property Holdings committed to investing R2bn over the next three years as it expands its portfolio of industrial property across KZN.

· Putprop Limited proposed a cash exit for minority shareholders with potential JSE delisting.

· Primary Health Properties PLC entered a conditional agreement to establish a 50:50 JV with GIC to invest in private hospital infrastructure.

· Oasis Crescent Property Fund reported good rental growth across its SA industrial, retail and coastal assets during the six months ended 31 August 2026.

· In acquisitions, Luxanio Trading and Mergence Africa Property Fund – both ultimately controlled by Dipula Properties – to acquire 2 shopping centres from Eptacor and 6 shopping centres from the Moolman Group while Teraco is acquiring vacant industrial land in Brackenfell, Cape Town.
