Cape Town is changing. Can infrastructure shape where we buy next?

When you buy a property, you also choose the neighbourhood around it and its potential to change.

The proposed Granger Bay development, Cape Winelands Airport expansion and Foreshore Precinct project raise important questions about how we may live, work and move around Cape Town in the years ahead.

Could new amenities make an area more appealing? Could improved connections support business activity and influence housing demand? And what could construction, changing traffic patterns or aircraft noise mean for everyday life?

These are some of the questions I factor into my approach to property.

When assessing a property’s market position, I start with evidence: comparable sales, condition, location and current market activity. I also investigate planned development and its possible implications carefully distinguishing what is proposed, approved and actually being delivered.

Future potential deserves consideration. It is not a guarantee of future value.

Buying property together? 🏡

It is an exciting decision, perhaps you are married, planning a future together or buying with someone you trust.

But there are a few conversations worth having before signing.

One thing I think people do not always realise is that your personal financial arrangements and your obligations to the bank are two different things.

You might agree between yourselves who pays the bond, who contributes towards renovations or how expenses will be shared. But those arrangements don’t automatically change what you’re legally responsible for under a home loan.

And what happens when one person contributes significantly more? Perhaps someone uses their savings or pension money to improve the property. Years later, circumstances change. How are those contributions treated?

There is not always a simple answer. Your ownership structure, marital property regime and any agreements in place can make a significant difference.

This is not about expecting relationships to fail or questioning anyone’s commitment. It’s about understanding the decisions you are making together.

I have put together three conversations I believe are worth having before purchasing a property jointly.

Because a relationship is personal. Property ownership is also a legal and financial commitment.
