The below non‑negotiables allow us to manage your investment property in the best way possible. When we begin with clear expectations, there’s no room for error. Just smooth communication, strong compliance and a tenancy built on mutual respect.

Setting the standard from day one protects your home, your tenants and your long term return.

1. The property must meet all South Australian minimum housing requirements.

2. Working, compliant smoke alarms must be installed and tested.

3. All council rates, water, strata, and any other property related accounts must be current.

4. A valid building insurance policy must be held at all times.

5. The home must be cleaned & presented in a move in ready condition.

6. Lawns, gardens, and outdoor areas must be tidy and maintained prior to leasing.

7. Any known repairs, safety issues, or outstanding maintenance must be addressed before advertising.

8. All electrical, plumbing, heating/cooling, and appliances must be safe and in working order.

9. The property must be free from pests at the commencement of the tenancy.

10. Landlords must ensure the property is accessible for professional photography, open inspections, and routine inspections.

And most of all, you must be willing to maintain your property as maintenance arises.

Some days I still pinch myself that this is my job. That I get to personally help clients day in and day out. Property management can be stressful, absolutely, but it also gives us the chance to make someone’s life just that little bit easier.

What the Federal Budget Changes Mean for Landlords.

There’s been a lot of noise lately about proposed changes to negative gearing and capital gains tax.

Here's the good news: most existing investors are not affected.

What stays the same for current landlords
- If your property was purchased before 12 May 2026, the current negative gearing rules continue.
- CGT changes only apply to gains made after 1 July 2027, not your entire ownership period.
- Nothing changes overnight.

What’s proposed for the future:
For properties purchased after 1 July 2027, the government has outlined:
- Limits on negative gearing for established homes
- A shift from the 50% CGT discount to cost‑base indexation
- A 30% minimum tax on real capital gains

New builds receiving more favourable treatment

These changes are aimed at shaping future investment behaviour, not penalising existing landlords.

What landlords should do now
- Keep your depreciation schedules up to date
- Ensure you have accurate CGT valuations for long‑term planning
- Speak with your accountant about how the transition dates apply to your portfolio
